2.2.9 Nonconforming Lots - density transfers from non-conformimg lots under the <br /> TDR program should be sent to UGA's and not to other parts of the rural area <br /> LU-P21: Consider developing a program to transfer density from properties owned by <br /> state and federal agencies to cities and rural areas where appropriate. This policy <br /> encourages changes to development regulations which would increase density and <br /> growth in rural areas. <br /> LU-P39: Most comparison shopping (general merchandise, clothing, appliance, auto, <br /> sporting goods) should be located in or near existing business districts. New <br /> Policy The county shall allow for mixed uses in the rural commercial areas that allow <br /> for a mix of commercial, residential, tourist facilities and recreation uses. Raises lots of <br /> questions about increasing population and traffic. <br /> 3.2.2 Rural Recreation - See Comment about Page 16 above <br /> 3.2.4 Rural Land Use Descriptions - language has been added regarding urban type <br /> sewage facilities in the rural area - see comment to 2.2.7 above <br /> 3.2.5 Planning for Rural and Resource Lands - a new land use term "Rural Villages" <br /> has been added - see comment on Section 3.2.1 above <br /> RR-P21: "Planned unit developments (PUD) in rural areas are identified as an <br /> Innovative method to create housing that can be developed with private utilities, <br /> opens that includes recreational areas and maintain rural character." This could be <br /> interpreted to mean that new PUD zoning could be considered above Ronald? Is that <br /> the intent here? <br /> RR-P22: "Innovative housing developments, such as cluster subdivisions, <br /> conservation villages, and planned unit developments which preserve rural character <br /> will be encouraged." Two new land use terms are introduced here "cluster <br /> subdivisions" and "conservation villages" and implied to be outside PUD zoning. Will <br />
