5.2 Acccss to Premiscs: <br />I,ESSOR fbr itsclf and its commissioncrs, cmployccs, agents, contractors. subcontraclors, <br />and other represenlatives ("LESSOR's Associates") rcserves the right to enter tlte Pretnises <br />upon the givirrg of not less than twenty-foul hours actual prior notice to LESSEE'S <br />authorized reprcsentativc(s) to conduct inspections to determinc compliance with this l.case; <br />providcd, that only reasonable prior notice. as circunrstances reasonably dictate. shall be <br />required in the event of an emergency or security or safety concern. lor non-emclgent <br />issues related to health and salety issues, and to undertake work required by LESSEE. but <br />not completed after written notil'ication, I.ESSOR shall provide 24-hours prior notice of <br />intent to complete such work, For emergency work required to be perfurmed by LESSOR <br />because LESSEE has not completed such work or cannot be located, notice shall be <br />reasonable under the circumstances. <br />5.3 Applicuble Lnw: <br />This I.,EASE is made pursuant to Chaptcr 2.tl I KCC and is subjcct to the pnrvision.s of <br />Chapter 59. l2 RCW, each as now or hercafter amended, provided, however, that no such <br />amendment shall modily any of the substantive terms hercof. <br />6. IMPROVEMENTS: <br />6.1 Authorizedlmprovements: <br />Lessee has the right to construct or maintain a private ailcraft hangar and other aviation- <br />rclated improvements on the premises as specified in Exhibit C. All buildings, trade <br />fixtures and other improvements to the leased property by LESSEE shall confonn to <br />applicable rules, regulations, building and fire codes, and will comply with the Minimum <br />Standards for private hangars at the Kittitas County Airport (Kiltitas County Code f itle <br />l9 as cunently existing or as modified). LISSEE shall procure all building and other <br />permits required by law prior to cornmcnccmcnt of building. All buildings trade fixtures <br />and other improvements shall be designed with a view toward aesthetic considerations <br />and installation shall not commence until plans and specifications therefire have been <br />submitted to and approved in writing by the County, which approval shall not be <br />unrcasonably withheld. <br />6.2 LIISSOR'S Reprcsentations/requirements related to ground: <br />LESSOR makes no representation or guarantee as to the suitability of the leased arca for <br />constlnction of buildings, roads, ramps, etc., and is not responsible for the costs of <br />cxcavation and/or removal ofany object found either above or below ground level except <br />for hazardous materials and archaeological artilacts existing prior to tenancy. <br />LEssnrdf&*- <br />(A tL\ <br />7 <br />I <br />LEssoR l5,rt)
