shall at all tirnes maintain the PREMISFIS and all improvements in a condition that is clean, <br />fiee of debris, safb, sanitary, and in good repair, Allstructural componcnts and fixtures <br />shall be maintained, repaired, and reconstructcd so that thcir functional and economic <br />useful Iifc rcasonably extends to thc end of the lease term, including all extensions and <br />including such itcms as structural components, rootl cxterior of structures, slabs and <br />paving, plumbing, hcating and clsctrical. LESSEE shall pcrfbrm all work in accordancc <br />with federal, state, and local laws and rcgulations and in a good and rvorkmanlike manner. <br />LESSEI shall prornptly remedy any condirion that lails [o meet this standard. Wil.hout <br />limiting the foregoing, t,tiSSEE shall not stole on the PRFIMISES any inoperable vehicles <br />or equipment, discanled or unsightly materials. or materials likely to create a hazard; shall <br />not use areas outside of enclosed buildings for storage; and shall store tmsh in covered <br />metal receptacles. Any substanceormaterialthat is regulated by any Environmental Law <br />shall be governcd by Section 7. lf LESSEE fails to comply with this requirement after a <br />written request by LESSOR to comply, LESSOR may, but is not required to, cause the <br />removal of any such material or to eliminate any such defect, at LESSEE's sole expense by <br />any means that LESSOR reasonably determines. Any such costs incurred by l,essorshall <br />become due and owing immediately from LESSOR, and subject to late fees, penaltics and <br />interest as set fofih for late rnonthly payments. <br />4.9 Access: <br />t.ESSOR agrees that, if LESSEE is not in breach of this LEASE, LESSEE and LESSEE's <br />Associates(including, but not limited to agents/employeeVinvitees) are authorized for non- <br />exclusive ingress and sgress aoross the common areas of the airport in the areas designated <br />by LESSOR and for the purposes for which they were designed, all as permitted by <br />applicablc Laws and Regulations as defined in Section 4.2, to the extent reasonably <br />necessary l'or LESSEE's use, occupancy, and aircraft operations at the PREMISES. <br />LESSEE is at all times responsible fbr the actions of any and all Associates, both financially <br />and otherwisc. <br />5.
