4.5 Signage and Advertising <br />LESSI-rH is not autholized to install or operate any signage outside ol'enclosed structurcs <br />otr thc PREMISFIS, other than the property address and hangar number, or at the airporq <br />except with the prior written approval of I.ESSOR. Any approved signage shall be at <br />LESSEE's expense and shall cornply wiih Laws and Regulations. <br />4.6 Security <br />LESSEE and LESSEE's associaLes shall at all times whcn on or about the airport comply <br />with all securily measures that LESSOR, Federal Aviation Administration, state. c<lunty or <br />any othcr governmcntal entity having jurisdiction may rcquire in connection with users of <br />the airport, including, but not limited to, any access crcdential requirements. I,ESSEFI <br />agrees that airport access credentials are the property of LESSOR and may bc suspcnded <br />or revoked by l.liSSOR in its solc discretion at any time. I,ESSEE shall pay alt fecs <br />associated with such credentials, and LESSEH, shall immcdiately report to the Airport <br />Management any lost credentials or o'edentials that LESSEE rcmovcs from any employee <br />or any of I,ESSFIE's associatcs. <br />4.7 Rcmoval of Disabled Aircraft: <br />LESSEE shall promptly remove or cause to be removed from any portion of the airport not <br />leased by LESSEE the aircraft or any other aircraft that LESSEE owns or controls if it <br />becomcs disabled. t.ESSF.FI may store such aircraft within LESStiE's enclosed <br />improvements or, with LESSOR's prior written consent, elsewhere at the airport on terms <br />and conditions established by LESSOR. lf LESSEE thlls to comply with this requirement <br />after a written request by LESSOR to comply (unless the location of the airplane requires <br />immediate rcmoval from active runways or taxiways prccluding ability flor written <br />notification), !,ESSOR may, but is not required to, cause the removal of any such aircraft <br />at LESSEE's sole expense by any means that LESSOR rcasonably determines. lf l.ESSOR <br />is required to movc an aircraft finm an active runway or taxiway, for failure of LESSHH to <br />do so, those costs will also be borne by LESSEE. Any such costs incurred by LESSOR <br />shall become due and owing imrnediately t'rom LESSEE, and subject to late fees, penalties <br />and interest as set forth lor late monthly paym€nts. <br />4.8 Maintcnancc, Repair, Utilities, and Storagc: <br />I..ESSEE's use, occupancy, and operations at the PREMISES shall bc without cost or <br />expense to LESSOR. LESSEE shall be solely responsible to design and construct all <br />lmptovements and to maintain, repair, reconstruct, and operate thc PREMISES and all <br />improvements at LESSEE's sole cost and expense, including, but not limited to, all charges <br />tbr utility services and their extension, installation and maintcnance, janitorial services, <br />waste disposal, weed control, and on-premises ramp repair and snow removal.
