the Roslyn Ridge West Site Plan attached hereto as Exhibit D. Double O Road was <br />originally constructed in the mid-to-late-1950's as a private road on an easement that is <br />now owned by the applicant. Double O Road was maintained and improved during the <br />summer o12024. This maintenance and improvement project was done by the applicant <br />through sub-contractors, inspected by the county, and currently meets Kiftitas County <br />Road Standards. The construction for Phase 2 includes the extension of the Evergreen <br />Valley Water System including the installation of Evergreen Valley Sewer System <br />utilities, data and telephone utilities, fire facilities, a storm water management system, <br />and the easement road to lots 4 and 5. This phase is planned to be completed in years <br />1 to 4 of the development period as allowed by the pievious PUD approval' <br />Sequence 3 of the development is Phase 3 and includes Lots 1 through 24 as shown <br />on Exhibit H - Phasing Map. These lots are all accessed off of Double O Road and <br />Rockberry Loop Road, both being private roads. These lots are located in the South <br />Section of the Roslyn Ridge West Planned Unit Development as shown on the Roslyn <br />Ridge West Site Plan attached hereto as Exhibit D. Double O Road was originally <br />constructed in the mid-to-late-1950's as a private road on a 3O-foot-wide easement that <br />is now owned by the applicant. This easement has been increased in size to 50 feet. <br />Double O Road was maintained and improved during the summer of 2024. This <br />maintenance and improvement project was done by the applicant through sub- <br />contractors, inspected by the county, and cunently meets Kittitas County Road <br />Standards. The construction for Phase 3 includes the construction of a new private <br />access road (Road X) to be built to the stiandards shown on Exhibit J - Standard Road <br />Design for Roslyn Ridge West Planned Unit Development which will connect and <br />intersect Double O Road and Rockberry Loop Road. This road will be constructed within <br />a 46-foot easement which willextend 20 feet into the newly created parcels of Phase 3 <br />and may include the utilities that will extend the Evergreen Valley Water System and the <br />installation of Evergreen Valley Sewer System facilities along with the data, telephone <br />utilities, fire facilities, and a storm water management system. This phase is planned to <br />be completed in years 2 to 5 of the development period as allowed by the previous <br />preliminary PUD approval. Exhibit H shows a graphical representation of the layout of <br />lhe Z1lots which may be included in this section of the plan unit development' Phase 3 <br />of this development shown on Exhibit H includes a maximum of 24 parcels that may be <br />used for single family lots, duplex parcels, and multifamily parcels.
