the parcels to be created will be modified but not exceed 24 parcels or units and will be <br />finalized at the time of final Plat. <br />2. Amap or maps of the site drawn at a scale no smaller than one hundred <br />(100) feet to one (1) inch showing the following: <br />to this document in a smaller lcale than required for the ease of reproduction of <br />this document. With the submittal of this Final Development Plan, the applicant <br />has also delivered maps to CDS that meet the scaling requirements' <br />a. Preliminary engineering plans including site grading, road <br />improvements, drainage and public utilities extensions; <br />the drawing and in the General Notes printed on the face of the drawing. The <br />roads shall meet or exceed the standard design attached as Exhibit J. Drainage <br />is planned for the ditch on the side of the road. <br />b. All buildings are of the residential type' <br />c. preliminary building plans including floor plans and exterior <br />design and/or elevation views; <br />Roslyn Ridge West must include preliminary building plans, encompassing floor plans, <br />exterior design elements, and elevation views. <br />Roslyn Ridge West is located adjacent to, north, and west of the original and <br />established Roslyn Ridge Planned Unit Development (initially named Evergreen Ridge), <br />hereto forth simpiy refened to as "Roslyn Ridge." Roslyn Ridge West will be maintaining <br />cohesive design aesthetics as found in Roslyn Ridge as well as sharing essential <br />infrastructure and community components. These include recreation facilities, parks, <br />water and sewer systems, fiie protection facilities, trail networks, and road systems' To <br />ensure design coniinuity, the Roslyn Ridge West Planned Unit Development will adopt <br />the same oisimilar preliminary building designs used in Roslyn Ridge. <br />The required preliminary building plans are incorporated by reference and included with <br />the Final Development Plan drawings and house plans frorn information submitted <br />Roslyn Ridge West Final Development Plan <br />Page6of10 <br />+17-20251514
