ROSLYN RIDGE WEST FINAL DEVELOPMENT PLAN <br />Response to Title 17.36.040 of the Kittitas Gounty Zoning code <br />Applicant's responses to Title 17.36.040 begin with >>>> and are in blue. <br />17.36.040 Submiftal requirements' Final development plan' <br />Following approval of the preliminary development plan by the county and before lot <br />sales or6uiiding construction @mmences, the developer (owner) shall submit a final <br />development plan for approval by the Board which shall include all of the following as <br />listed below. Submittal shall be consistent with the process as outlined for final plat <br />development in KCC ChaPter 16.-20. <br />1. A staging plan describing the timing or sequence of construction for all the <br />elementJ of the plan. Subdivision lot sales may precede other elements of <br />the development upon final plat approval; <br />regarding the sequencing of construction for all the elements of this portion of the <br />approved Roslyn Ridge West Planned Unit Development. The following is the <br />sequencing of the first three phases of the Roslyn Ridge west Planned unit <br />Development: <br />Sequence I of the development is Phase 1 and includes Lots H, J, and K that are <br />located on Bittenoot Road as shown on Exhibit H - Phasing Map, attached hereto. <br />Bitterroot Drive is an existing private road that has received certification by the county. <br />Bitterroot Drive will require an eastern extension of approximately 250 feet with the <br />addition of a cul-de-sac that meets Kiftitas County fire code standards and lnternational <br />Fire Code (lFC) standards. These lots are in the Southern Section of the Roslyn Ridge <br />West Planned Unit Development as shown on the Roslyn Ridge West Site Plan <br />attached hereto as Exhibit D. These lots have been developed and have water, power, <br />telephone, data and sewer to the proper$ line. This phase is planned to be completed <br />in years 1 to 3 of the development period as allowed by the previous PUD approval' <br />Sequence 2 of the development is Phase 2 and includes Lots 1 through I as shown on <br />Exhibit H - Phasing Map. These lots are all accessed off Double O Road with lots 4 and <br />5 accessed off Double O Road via a driveway easement. These lots are also located in <br />the South Section of the Roslyn Ridge West Planned Unit Development as shown on <br />Roslyn Ridge West Final Development Plan <br />Page 4 of 10 <br />+17-20251514
