4.2 Developer Responsibilities: <br />1. Submit civil plans (both hard copy and AutoCAD) showing the location of all lots and <br />roads within the development, including existing and proposed utilities, to include <br />natural gas, water, sewer, storm water, irrigation, swales, ponds, etc., and any elevation <br />changes. <br />2. Provide grade staking and survey control, trenching, sand bedding, and backfill for all <br />utilities in accordance with City Utility Trenching Specifications. <br />3. Complete all hard and soft surface restoration including but not limited to landscaping, <br />gravel, concrete and asphalt. <br />4. Pay all costs required of the Developer as invoiced by the City. Payment for City Light <br />installation of electric primary & secondary distribution facilities must be received before <br />facilities are installed by City Light and payment may be required before specialty <br />materials are ordered, if applicable. <br />5. Pay all costs associated with change orders resulting from Developer driven changes to <br />scope, unforeseen conditions, or errors and omissions. <br />6. The Developer or its agent shall notify the City Light Inspector that each key installation <br />milestone is ready for inspection, and not to proceed to the next stage of construction <br />until the City Light Inspector provides written approval for that stage of work. Additional <br />trips required of the City Light Inspector for re -inspections will result in additional fees. <br />7. Provide an easement to the City for all areas where utilities must be installed outside of <br />deeded utility corridors or public right-of-way. <br />4.3 City Light installation of electric primary & secondary distribution <br />facilities summary: <br />1. City to install a complete electrical system installation including Conduit, Vaults, <br />Transformers and Conductors. Payment for City Light installation of electric facilities <br />must be received before facilities are installed by City Light. <br />2. The invoice for the City Light installation of electric primary & secondary distribution <br />facilities will be based on an estimate of the project costs. The Developer will be <br />responsible for the final actual costs of the installation of the electric primary & <br />secondary distribution facilities. A refund will be provided to the Developer if the <br />estimated project costs are higher than the final actual project costs.
