Amendment 6 <br />SCJ ALLIANCE March 18, 2025 <br />CONSULTING SERVICES Page 6 of 7 <br />Task 5 RV Park Preliminary Design <br />This phase consists of advancing the full RV Resort to a preliminary design level that will confirm infrastructure, <br />site count, amenities, facilities, and overall project footprint to support the project during the permitting phase. <br />We estimate that the Preliminary will require (6 months) based on obtaining information and coordination from <br />agencies. A future amendment will be provided for the Construction Documents and Bid process once the scope <br />of the improvements, delivery method, and timing of the project are further confirmed either during or after the <br />Preliminary Design phase. Below are the services during the Preliminary Design Phase: <br />1. General Billing and contract administration. <br />2. Progress Reporting <br />3. Attend up to six (6) coordination meetings (virtual or online meetings assumed). <br />4. Site Layout: SCJ will layout and the schematic design onto the topographic survey provided. <br />5. Site Grading: SCJ will start an initial grading model to understand the footprint of the project from a <br />grading perspective. This will be an overall grading model scheme and does not include fine grading for <br />things like curb ramps, or individual site details. Those efforts would be conducted during Construction <br />Documents. <br />6. RV Typical Site Detail: Develop a typical RV site detail representing the type/size/amenities/finishes that <br />would be typically offered at this facility. <br />7. Update and prepare the design development engineering plans including: <br />a. Cover Sheet <br />b. Existing Conditions Map— Based on Topographic Survey prepared by others <br />c. Demolition and Temporary Erosion and Sedimentation Control Plan <br />d. Overall Site Plan <br />e. On -Site Improvement Plan <br />f. Off -Site Improvement Plan <br />g. Overall Grading Plan <br />h. Drainage Plan <br />i. Drainage Details <br />j. Water and Sewer Plan <br />k. Illumination / Conduit Plan <br />I. Illumination Details <br />m. Landscape Plan <br />n. Irrigation Plan <br />8. Prepare preliminary drainage report with supplemental reports including Pollution Source Control Plan <br />and Stormwater Management Plan <br />9. Prepare a preliminary Stormwater Pollution Prevention Plan (SWPPP) <br />10. Bathroom / Concession Building <br />a. Develop a program <br />b. Outreach to Vendors (estimate 2) <br />c. Coordination on design type/style <br />d. Incorporate into construction plan sheets based on vendor plans being provided. <br />11.
