ACCOLADE. <br />PROPERTY MANAGEMENT GROUP <br />April 1, 2019 <br />Dear Kittitas County <br />It's hard to believe that we are already preparing for Leasing Season! Annually we review each <br />individual property to make recommendations regarding rental rates, tenant considerations and overall <br />value added suggestions. Your property's analysis will be in your inbox soon (if not already!) <br />This year, we are also revising our Owner Management Agreement. Over the past several years, <br />Accolade Properties has incurred substantial increases in our operating costs due to increased hard costs <br />in labor, technology, insurance, regulation costs, and other areas. Accolade has always absorbed these <br />increases and we have never increased the management fee you are charged. You will notice that some of <br />the revisions are simply text clarification, while others are updated charge adjustments. Please note that <br />your base management fee is not changing. These items are outlined below under' Notice of <br />Management Contract Changes". <br />Beyond the Management Contract, there are also a few new services that we are offering in partnership <br />with local vendors. If you are interested in taking advantage of either of the below services, please email <br />team@accolade-rentals.com. <br />Video Tour of Your Property - $150 or $225 (to include drone video shots) <br />This year, one of the recommendations that we are making is to have a video tour created for your <br />property. Currently, 80% of global Internet consumption is video content! More than 500 million hours <br />of videos are watched online per day! <br />The statistics are clear - video marketing is not just a trend, but a new way of living. Therefore, we will <br />be offering professional video tours as an additional service to you. The cost to produce this video is <br />$150 or $225 if the video includes drone footage. Once the video is created, it will be utilized for <br />marketing both this year and in the years to come! *Note: We recommend doing this while the home is <br />vacant, not during tenancy. <br />Contractor Pre -Inspection Walk Throughs - $150 per unit <br />Vacancy loss is one of the most costly fees associated with tenant turnover. The quicker we can get your <br />home rent ready, the sooner we can get the next tenant moved in. One way we are striving to reduce <br />vacancy time is by partnering with a vendor to do a pre -inspection of the property prior to your current <br />tenant moving out. During this inspection a detailed list of maintenance tasks will be completed, <br />
