You can see how fast this adds up! <br />NOTICE OF MANAGEMENT CONTRACT CHANGES <br />Effective May 1, 2019 the following new pricing structure and guarantees will take effect: <br />Satisfaction Guarantee <br />If for some reason you are unhappy with our services you can terminate the contract with 30 days notice <br />with no additional fees. <br />12 Month Leasing Guarantee <br />Accolade will guarantee the tenancy for up to 12 months. If a tenant that Accolade has placed moves out <br />early, Accolade will re -lease the home with no leasing fee to the property owner. <br />Effective May 1, 2019 the following new pricing structure and guarantees will take effect (following is <br />the broker's fee section in its entirety): <br />BROKER'S FEES: If more than one property or unit is made part of and subject to this agreement, <br />each of the provisions below will apply to each property or unit separately. <br />1. Set -Up Fee: A one time Set -Up Fee of $99.00 per property plus an additional 51.00 if Owner <br />paid by ACH. The additional $1.00 will be sent to verify ACH setup is accurate. If a new <br />property is added that occupied, there will be an additional Tenant Set Up Fee of $250. <br />2. Management Fees: Each month the Owner will pay Broker 10% of gross income for monthly <br />management with an overall minimum of $100 per property. <br />3. Residential Lease Fee: Each time the Property is leased to a new tenant, Owner will pay <br />Broker a leasing fee equal to % of the Rental Rate with a minimum of $600. The leasing fees <br />under this paragraph are earned and payable at the time the lease is executed. <br />4. Non -Refundable Fees: Accolade has the authority to charge non- refundable Application, <br />Administrative, Pet and Cleaning Fees to tenant. <br />5. Pet Fees: Accolade and the Owner agree to split pet fees paid by resident 50/50. Accolade will <br />pay for an Ozone treatment if necessary, following tenant move out (value of 5250 per <br />treatment) <br />6. Renewal or Extension Fees and Renewals with Added Residents: <br />Each time a tenant in the Property renews or extends a lease, Owner will pay Broker <br />a renewal or extension fee equal to $250.00. The renewal or extension fees are earned <br />at the time the renewal or lease is executed by the parties to the lease and are payable <br />at the time the renewal or extension is effective. For the purposes of this paragraph, a <br />new lease for the same Property with the same tenant then occupying the Property is <br />an extension or renewal. <br />
