Schedule A: <br />Ellensburg Business Development Authority <br />Scope of Work for 2016 <br />1. Administrative Services: <br />• For the EBDA, interface with the Kittitas County Board of Commissioners, Kittitas County <br />Chamber of Commerce, and Ellensburg Downtown Association <br />• Assist Incubator tenants with business advice and technical support <br />• Provide assistance to start-up and existing Ellensburg businesses <br />• Administer and promote the EBDA MicroLoan program <br />• Provide administrative support to EBDA task forces and committees <br />• Provide semi-annual reports to the City regarding EBDA accomplishments <br />• Publicize the EBDA's work and successes to the general public <br />• Maintain and update EBDA website including listing of available properties <br />2. Property Management Services: <br />• Execute leases and collect rents at Incubator, and Airport <br />• Oversee maintenance of buildings & grounds at all buildings <br />• Market vacant units to prospective tenants <br />• Ensure tenant compliance with terms of leases <br />3. Financial Services: <br />• File all necessary financial paperwork to comply with State & Federal reporting <br />requirements (excluding Form 990 preparation expenses) <br />• Provide monthly & annual financial reports <br />• Account for all MicroLoan activity <br />4. Recruitment Services: <br />• Promote small business and entrepreneurial efforts in the area <br />• Seek to recruit businesses that fit the needs and resources of the community <br />• Establish and maintain a working relationship with the Washington State Department of <br />Commerce <br />• Coordinate site selection recruiter activities <br />5. Real Estate Services: (EBDA Administrative costs reimbursed with a .75% handling fee after <br />closing, fee based upon selling price) <br />• Obtain appraisal(s) of the City's Dolarway Road properties -expense to be reimbursed <br />by the City of Ellensburg <br />• Arrange for sale of Dolarway Road properties -if listed with a licensed real estate <br />broker -Commission not to exceed 6% <br />1
