Furthermore County Staff <br />recommended approval, which provided more consistency with the <br />county code, which this application was submitted under. The <br />landowner is going to continue to use the existing horse facilities <br />within the open space and any new lot owner would be allowed to <br />board and use those horse facilities. With regards to Mr. Olsen's <br />statement that open space cuts across the porch of a house? The <br />open space he is referring is not part of the Marion Cluster <br />Proposal. <br />25 points for connectivity between developments. <br />This qualifies for the 25 points pursuant to the Performance Based <br />Cluster Code (Ord. 2005-35). The application was submitted and <br />reviewed by County Staff for consistency and processed this <br />application pursuant to County Code. Furthermore County Staff <br />recommended approval, which provided more consistency with the <br />county code, which this application was submitted under. First off <br />it was only required that a 40 foot easement was to be established <br />to provide access to this proposed development. The applicant, <br />authorized agent met with county staff regarding this application <br />and the Springtree II Application submitted on behalf of James K <br />Schuler and agreed that if we provided a 60 -foot easement thus <br />providing and incorporating appropriate easements and rights of <br />way to allow for connectivity between developments for <br />motorized, non -motorized and pedestrian travel. It would facilitate <br />a grid system transportation network at the same time this <br />proposed 60 foot easement will provide a single access point off of <br />Nelson Siding Road for the Marion Cluster Plat and the two lots <br />adjacent to the Marion Cluster plat. <br />Active Recreation area earns 10 points. <br />This qualifies for the 10 points pursuant to the Performance Based <br />Cluster Code (Ord. 2005-35). The application was submitted and <br />reviewed by County Staff for consistency and processed this <br />application pursuant to County Code. The applicant is providing <br />open space that would incorporate active recreation and the use of <br />the existing horse facilities along with a trail along the proposed <br />60' easement. Furthermore County Staff recommended approval, <br />which provided more consistency with the county code. <br />Passive Recreation area earns 10 points. <br />This qualifies for the 10 points pursuant to the Performance Based <br />Cluster Code (Ord. 2005-35). The application was submitted and <br />reviewed by County Staff for consistency and processed this <br />application pursuant to County Code. The applicant is providing <br />LAND USE CONSULTANTS <br />
