Old Heat CERB Feasibility Study | 51 <br />1011 E University Way in Ellensburg, WA <br />$599,950 <br />This 0.32-acre lot, zoned Commercial Highway by the city, is situated along <br />University Way, a primary road. It is nestled between Winegar’s and Subway and <br />is in close proximity to Central Washington University (CWU). Its adjacency to <br />CWU, with various university facilities accessible within a two-block radius, offers <br />excellent pedestrian access. Furthermore, the property benefits from being within <br />one to four blocks of multiple public transit stops, enhancing its accessibility for a <br />broader population. <br />There are no reported environmental issues with the property. However, the <br />suitability of this particular property for a large-scale community building is <br />significantly limited by several factors. The diminutive size of the 0.32-acre lot <br />offers virtually no room for expansion beyond the initial footprint, which could <br />severely restrict the scale and scope of community events or facilities that could <br />be accommodated. Additionally, the immediate vicinity lacks adequate parking, <br />posing a significant logistical challenge for events attracting a large number of <br />attendees. <br />While the property’s direct adjacency to the Kittitas County Fairgrounds might <br />suggest a potential for shared parking arrangements with the county, this prospect <br />introduces its own set of complications.
