SUGGESTED FINDING OF FACTS <br />This matter having come before the Road Variance Committee upon the above referenced Road <br />Variance Application submitted by Marc Spaulding and Ashlynn Sanders, owners of Parcel <br />646434, the Road Variance Committee makes the following Findings of Facts, Conclusions of <br />Law and Decision related to the above referenced matter: <br />The Road Variance Committee finds that Marc Spaulding and Ashlynn Sanders, owners of <br />parcel 646434 submitted a road variance application on April 24th, 2026. <br />2. The subject property is located at 1481 Oakmont Drive, Cle Elum, WA. <br />3. The Committee finds that the Applicant is asking for a variance to the 2024 Kittitas County <br />Road Standards, Table 12.04.07-1, Minimum Driveway Standards, specifically: <br />> Driveways exceeding 15% grade. <br />> Driveway apron, first 20 feet, to be no more than 6% grade. <br />The applicant is requesting a variance from the maximum grade requirements to allow approval <br />of the driveway to their single-family residence as constructed with grades of between 19% to <br />30%. Upon determination of the variance, the applicant plans to pave the access. <br />4. The Committee finds that the applicant has not proposed any mitigation. <br />5. The Committee finds that an open record hearing was held on May 20th, 2026, and that <br />testimony was taken from those persons present who wished to be heard. <br />6. The Committee finds that the proposal is/is not in the public interest and that the <br />requirements for safety function, fire protection, appearance and maintainability are fully <br />met as required by Kittitas County Code (KCC) 12.01.130. <br />7.
