..)1 EXHIBIT E LESSEE CONSTRUCTION REQUIREMENTS E.l Authorization. l,essee shall not cotnmcncc any construction on the Premiscs without Lcssor's prior written consent and applicable permits lor all work to bc conducted. l,essee shall submit plans and schedule to Lessor when making any request to construct improvements. l,essor rnay requcst any inlbrrnation, request rnodifications, consent to, or deny l,essee's request in Lcssor's reasonablc discretion. For any authorized project, Lcssee shall provide Lcssor with copies of all plans, specifications, and construction docurnents during the progress of thc work, and the matters containcd thcrcin shall be subiect to Lessor's consent. Lessee shall rnake no material changes to thc work without l.essor's prior written consent. 8,2 Requircd Construction Standards and Pcrmits. All work shall be performed in a good and workmanlikc manner and shall be equal to or greater than the quality of the original materials. workmanship, and appearance of similar work performed by Lessor elsewhere at the Airport. Work shall be perlorrned by qualified and properly licensed personnel. All work shall confonn to Laws and Regulotions, including, but not limited to, thc Unifbrm Building Code, Uniform Fire Code, and other codes, standards, permits, and plan check requirements as the satne may be adopted by the City of Ellcnsburg and Kittitas County, as well as any applicable federalor state laws or published Airport standards relating to airport improvements. Lessee shall not commence construction for a hangar or other authorized improvemcnt without first obtaining a Kittitas County building permit and an FAA determination pursuant to FAA Form 7460-l that is acceptable to FAA and Lessor. Work shall be performed in a safe manner, and Lessor shall have the right, but not the duty, to stop any work until safety conditions can be investigated and implemented. The work site shall be secured consistent with industry standards at Airports during the perfonnance of the work. 8.3 Coordination. Lesscc shall coordinate all work with Airport activities, and shall minimize any disruption to Airport activities, Lessees, and other Airport users, Lessor shall have the right, but not the duty, to direct that l,essee and Lessee's Assooiates cease activities or revise work plans to avoid disruption. Lessee and Lessee's Associates shall meet with Lessor as requested by Lessor as the work progresses and provide Lessor with infbrrnation as Lessor may require. Lessor may require l,essee to comply with other measures that are in Lessor's interests in conncction with any conskuction activities. 8.4 Indemnification, Insurance, and Bonds. l-cssee shall cause Lessec's Associates who are perforrning any work relating to constructing improvements to provide the following: 8.4.1 Indemnify.
