BXHIBIT I) <br />REQUIRED LESSEN IMPROVEMENTS <br />D-1. On or before -WUb*t_ _, 20Q, Lessec shatl submit to Lessor plans, <br />specifications, engineering and cxterior design lbr the lmprovements, plus such additional <br />information as l,essor may reasonably require (collectively the "Plans") to ensurc compliance <br />with thc Airport building and dcsign standards. <br />D-2. A Lease shall be written and exccuted prior to issuance of a Kittitas County building <br />permit. If for any reason thc building permit is denied by Kittitas County witltout rcrncdy from <br />the lessee within ninety (90) days, thc lcasc will automatically terminate, and thc initial deposit <br />will bc refunded along with the prorated balance olthc initial lease payment, <br />D-3. Lessee shall havc acccss to the Premises from and after Lease Date solely flor the purpose <br />ol'collecting information for the preparation of the Plans and shall perfortn no other wol'k on or <br />about the Premises or the AirPort. <br />D-4 tJpon Lessor's approval of the Plans, Lcssee shall submit for any required building or <br />other permits within thirty (30) days frorn such approval datc. ln the event l,essor and Lessee <br />cannot agree on the Plans within ninety (90) days from the date of original submittal, the Lease <br />shallterminate unless it is continued in force by a writing executed by both parties. <br />D-5. Lessee shall construct the lmprovements specified in accord with Exhibits C and D. The <br />Lessec is responsible for securing the Premises to assure that it is safe for Lessee's and visitors <br />and does not obstruct or interfere with business or aviation activities at the Airport. Lessee shall <br />remove all construction waste, debris, earth, or rocks from the construction site and the adjacent <br />taxiway or aircraft movement area on a daily basis during construction and ttpon cornpletion of <br />construction. Lessee shall asphalt or concrete all surfaces from the existing Airport taxiway to the <br />front of Lcssee's hangar and all adjoining improvements, as well as area required for vehicle <br />parking, if any. All improvemcnts must obtain required approvals from Lessor and the City of <br />Ellensburg prior to commencing construction. <br />lmprovements shall bc rrtially completed, and a cemificate of occupancy issued <br />D-7.
