Development Project — Cross Valley Training Center <br />Dear Kelee Hodges, <br />This letter outlines the preliminary scope for evaluating trip generation, traffic distribution, and <br />assignment associated with.the proposed access development located at 24661 Vantage <br />Highway, Ellensburg, WA 98926. This analysis aims to document anticipated traffic activity for <br />coordination with Kittitas County Transportation concurrency. <br />Project Overview <br />The proposed development is anticipated to generate a low volume of vehicular activity. Based <br />on preliminary site planning and operational assumptions, vehicle access to the site is expected <br />as follows: <br />Occasional Access: Approximately 20 vehicles (or fewer) access the roadway once or <br />twice monthly (typically for Saturday Classes or event -related purposes from Spring to <br />Fall). <br />Regular Access: Approximately 2 to 3 vehicles per week access the site for operational <br />support or personnel access. <br />Duration: This traffic pattern is expected to remain consistent over a period of <br />approximately 18 to 24 months, which aligns with the anticipated construction or early <br />operational phase. <br />Trip Generation <br />I do not believe the development will meet the thresholds for a full Traffic Impact Study <br />under typical regional or municipal guidelines.
