REGIONAL ANALYSIS (Cont.) <br /> The climate of the area is influenced by both Continental and Marine weather patterns. Moist air <br /> coming in from the Pacific Ocean and cold air moving southward from Canada affect the climate <br /> of the Pacific Northwest. The weather systems are modified by the Rocky Mountains to the east <br /> and north and by the Cascades to the west. The summers are hot and the winters are clear, dry, <br /> and cold. <br /> The topography of the western part of the state is basically low, rolling coastal hills that were <br /> originally covered with timber. The eastern part is generally a south sloping plain that is deeply <br /> dissected by the drainage of the Columbia, Snake, Okanogan, and the Yakima Rivers. <br /> Economically, Washington is located strategically. The climate is varied but not extreme. The <br /> job opportunities are many, from high tech to farm labor. There are metropolitan areas with <br /> cultural activities and also quiet rural areas. Washington is a way of life, and it is a progressive <br /> and optimistic state. The aerospace industry, lumbering, shipping facilities, and other <br /> manufacturing industries dominate the western area especially near Seattle. It is a major shipping <br /> port to the Pacific Rim Countries and Alaska and is the financial center of the Pacific Northwest. <br /> Location <br /> Ellensburg is located east of the Cascade Mountains in the central part of the state. Ellensburg <br /> has a population of approximately 18,666 as of 2020. It is located approximately 110 miles east <br /> of Seattle and 180 miles southwest of Spokane. It is also 213 miles northeast of Portland, <br /> Oregon. The Canadian border is approximately 126 miles north and the Washington-Oregon <br /> border is approximately 110 miles to the south. Ellensburg is at the juncture of Interstate 90 and <br /> Interstate 82. I-90 provides a four lane divided highway from Ellensburg to Seattle and from <br /> Ellensburg to Spokane. I-82 provides access from Ellensburg to the Oregon border at Umatilla, <br /> Oregon. <br /> 9 DAVIS APPRAISAL COMPANY <br />
