Consistency with PUD Objectives (KCC 17.36) <br />The Roslyn Ridge West PUD is designed to meet the objectives outlined in KCC 17.36.010 by: <br />● Employing innovative design through clustering development to preserve large tracts of <br />open space. <br />● Making efficient use of land and utilizing existing water/sewer services. <br />● Preserving significant usable open space (96.91 acres) and natural features, exceeding <br />typical subdivision requirements. <br />● Providing a variety of housing opportunities, potentially including multi-family options. <br />● Maintaining rural character through density transfers and preservation of forested areas. <br />● Providing appropriate transitions to adjacent land uses. <br />The public benefits of the PUD, including enhanced recreational opportunities and significant <br />open space preservation, outweigh the requested modifications from the underlying zoning <br />standards. <br />6. Conclusion <br />The Roslyn Ridge West PUD, as approved by Kittitas County Ordinance 2025-002, represents a <br />comprehensively planned residential community. It utilizes the flexibility of the PUD process to <br />achieve efficient land use, protect substantial open space and critical areas, and provide diverse <br />housing and recreational amenities for its residents, consistent with KCC Title 17.36.
