ALsCARCHITECTS <br />5.Outline Specifications <br />6.Design Development Cost Estimate <br />During this phase,meetings with Kittitas County representatives will occur every two or <br />three weeks. <br />The Construction Document Phase work will result in a full set of construction documents <br />suitable for obtaining a building permit,bidding the project,and constructing the project. <br />A final cost estimate will be provided along with construction drawings and technical <br />specifications.Review packages will be provided at 50%,75%,and 90%completion. <br />ALSC will coordinate the submittal and processing for obtaining a building permit.Plans <br />will also include mitigation measures per the MOU with DAHP. <br />ALSC will assist Kittitas County with a public bidding process,conduct a pre-bid <br />conference,answer bidder questions,issue addenda as required,and participate in the <br />bid opening.Once bid reviews are completed,ALSC will assist with the preparation of the <br />Owner/General Contractor agreement. <br />Construction and Closeout Phase services will be provided as outlined in the OFM <br />guidelines.The ALSC team is anticipated to attend weekly virtual <br />Owner/Architect/Contractor meetings and visit the site an average of two times per month <br />throughout the Construction Phase. <br />Project Team <br />ALSC Architects will lead this project,assisted by the following consultants: <br />1.MACC Estimating —Cost Estimating <br />2.DCI Engineers —Civil and Structural Engineering <br />3.MW Engineering —Mechanical,Electrical and Plumbing Engineering <br />4.Gorman Preservation Associates —DAHP Historic Building Mitigation <br />Copies of consultant scopes of work and fees are attached (See Attachment C). <br />Project Schedule <br />The work described will commence once a Notice to Proceed is received from Kittitas <br />County.The project is expected to be ready to mobilize construction activities at the <br />completion of the rodeo season in September 2025,with construction completion by the <br />end of July 2026. <br />2025-009 —Ellensburg Rodeo Arena Completion Project —2025-02-12
