4 <br />ASSUMPTIONS AND QUALIFICATIONS OF PROPOSAL <br />1.Due to the preliminary nature of the available information,DCI’S fees are <br />primarily based on the project type,perceived complexity,and gross square <br />footage of the building.If substantial changes are made to this concept,DCI may <br />be entitled to additional fees. <br />2.DCI assumes a geotechnical study will be made available before design <br />commences.The report should include a description of soil types,condition, <br />stability,bearing capacity,seismic site class,and groundwater conditions.The <br />report should also provide recommendations for structural design criteria and <br />subgrade preparation. <br />3.The Primary Structural Frame will be designed to support typical mechanical, <br />electrical,plumbing,fire protection and building maintenance equipment.Delay <br />or late selection of these systems may require additional fees if structural design <br />modifications are required.Design of seismic bracing or anchorage for any of the <br />MEP or fire protection systems are not included,but may be provided as an <br />Additional Service. <br />4.Our Construction Administration fees do not cover the correction of construction <br />errors or design changes made after the start of construction. <br />SUMMARY OF STRUCTURAL ENGINEERING FEES <br />Engineering services will be billed monthly on a fixed fee basis unless otherwise <br />noted below.Fixed fees are billed on a percent-complete basis and hourly services <br />will be billed according to DCI’s attached Schedule of Expenses. <br />DCI reserves the right to review and revise all design fees for any proposal accepted <br />more than 90 days after date of submission,and to review and revise all <br />Construction Administration fees for any project where construction starts more <br />than one (1)year after commencement of design. <br />PRIMARY STRUCTURAL <br />SERVICES <br />_____ <br />FEE FEE TYPE <br />100%Design Development $12,400 Fixed Fee <br />(Complete from 50%DD) <br />Construction Documents $28,500 Fixed Fee <br />Bidding $1,850 Fixed Fee <br />Construction Administration $24,800 Fixed Fee <br />Project Closeout (Includes As $1,850 Fixed Fee <br />Built Drawings) <br />Direct project reimbursable expenses include in-house production plotting, <br />reprographic services,courier costs,and travel expenses.These will be billed at 1.10 <br />times the direct cost as noted on the attached Schedule of Expenses. <br />Washington I Oregon I California I Texas IAlaska I Colorado I Montana I Delaware <br />I <br />Pennsylvania
