ATTACHMENT "A" <br />Design Guidelines <br />The following design guidelines are recommended for the Kittitas County Airport <br />IndustrialBusiness Park, Zones I & II. These guidelines may apply to other zones as well, if and <br />when development proceeds in those areas. We are recommending two internal "design districts" <br />for Zones I & II. Within Zone I, between Bowers Road and Elmview Road, and approximately <br />400 feet east of Airport Road, we are recommending higher design standards than for the rest of <br />Zone 1. These higher standards would also apply to Zone II that will ultimately need to be <br />rezoned to accommodate proposed uses. <br />The purpose of design standard is to ensure that site development within the Airport <br />Industrial/Business Park meets standards acceptable to both the County and tenants. <br />Setback & Landscape Easements: The following setbacks are recommended from back of <br />right-of-way line: <br />Table 2.1 <br />SETBACK & LANDSCAPE EASEMENTS <br />Building <br />Parking <br />Landscape <br />Setback <br />Setback <br />Easement <br />Airport Road <br />30' <br />20' <br />20' <br />Bowers Road <br />30' <br />20' <br />20' <br />Internal Roads <br />25' <br />15' <br />15, <br />Side & Rear Property Lines <br />15, <br />S' <br />5' <br />Landscape easements should include a combination of groundcover or turf and street trees. <br />In addition, along the south property line of current airport property, including the north edge of <br />the irrigation channel as it runs through Zone 1I, a 30' — 50' landscaped buffer should be <br />incorporated that includes a trail element consistent with the John Wayne Memorial Trail. <br />Parking: No on street parking is permitted along Airport Road, Bowers Road or any street <br />internal to the Airport Industrial Park. Along Bowers Road and Airport Road, on -site parking <br />areas should be screened through the use of berms and/or landscaping. Within parking areas, a <br />minimum of one tree and planting area per eight parking stalls should be required. <br />Loading & Service Areas: Along Airport Road and Bowers Road, loading and service areas <br />should be located to the rear of the site. No where in the Airport Industrial Park should loading be <br />conducted from public streets. <br />Outside Storage & Equipment: For sites adjacent to Airport Road and Bowers Road, <br />outside storage should be permanently screened from view and located at the rear of the site. For <br />other areas within the Park, outside storage should be screened through the use of the landscape <br />setback along the public street. <br />Waste & Refuse: Trash, recycling and garbage bins should be stored in separate enclosures or <br />within a service yard. <br />
