LESSEE <br />agrees that airporl access credentials are the propsrly of LESSOR and may be suspended <br />or revoked by LESSOR in its solc discretion at any time, LESSEE shall pay all flees <br />associated with such credentials. and LESSEE shatl inimediately report to the Airyort <br />Managemenr any lost crerJentials or credentials thal LIISSEE rctnoves fi'om any ernployee <br />or any ol LESSEE's associates. <br />4.7 Removal of Disabled Aircrafl: <br />LESSEE shall prornptly remove or cause to be removed frorn any portion o1'the airporl not <br />lcased by LESSEE the aircraft or any othcr aircraft that LESSEE owns or controls if it <br />bccornes disabled. LESSEh, may store such ailcraft within LESSEE's enclosed <br />improvements or, with Ll:SSOR's prior written consent. elsewhere at the airport on terms <br />and conditions established by LESSOR. If LESSF.E fails to corlply with this requirement <br />after a written request by LESSOR to cornply (unless the location of the airplane requires <br />immediate removal from activc runways or taxiways precluding ability fbr written <br />notification), LESSOR may, but is not required to, cause the removal of any strch aircraft <br />at LESSEE's sole expense by any means that LESSOR reasonably detennines. If LESSOR <br />is required to move an aircraft from an active runway or taxiway, for failure of LESSEE to <br />do so, those costs will also be bome by LESSEE. Any such costs incurred by LESSOR <br />shall bccorne due and owing immediately fronr LESSEE, and subject to late f'ees, penalties <br />and interest as set forth for late rnonthly payments. <br />4,8 Maintenance, Repair, Utilitieso and Storage: ' <br />LESSEE's use, occupancy, and operations at thc PREMISES shall be without cost or <br />expense to LESSOR. LESSEts shall bc solely responsible to design and construct all <br />Improvemcnts and to maintain, repair, reconstruct, and operate the PREMISES and all <br />inrprovements at LESSEE's sole cost and expense, including, but not limited to, all charges <br />for utility services and their extension, installation and maintenance, janitorial services, <br />waste disposal, weed control, and on-premises ramp rcpair and snow removal. LESSEE <br />shall at all tirnes maintain the PREMTSES and all improvenrents in a condition that is clean, <br />free of debris, saf'c, sanitary, and in good repair. All structural components and fixtures <br />shall be maintained, repaired, and reconstructed so that their functional and econouric <br />r.rseful lilb reasonably cxtends to the end of the lease term, including all extensions and <br />including such items as strucflrral components, rooi exterior of stmcturcs, slabs and <br />paving, plumbirrg, heating and electrical.
