RENT: <br />Initial rcnt for thc LEASE will be $00. l6 pcr squal€ foot (7,396.60 sq. ft.) per year fbr an <br />arrnual total of $ I , 183.50 to be paid anntially. <br />Duc Date : Annual rcnt payments shall be payable in advance and due on or before LEASE <br />anniversary date of lst of Novernber each year during tlre TtsRM of this LEAStl. Monthly <br />payments can be made. <br />3.1 Payment: <br />Any amount dr.re in connection with this Lease shall be due without prior notice or dcmand, <br />except when notice is necessary to make Lessee aware of atr amount due, and shall be paid <br />without offset, abatement, or deduction. Lessor shall first apply any sum paid to past due rcnt <br />(beginning the most recent amount due), including late fbes and interest as provided herein. <br />No statement on any check or elsewhere shall be deemed to create an accord and satisfaction. <br />Lessor nray accept any payment (including but not lirnited to, past due amounts and related <br />charges) without prejudice to Lessor's rights to any default under this Lease. If any check <br />paid on behalfofLessce is dishonored by a bank, Lessee shall pay all chargcs that the bank <br />may assess to Lessor plus a service charge of Fifty Dollars (550.00) per occulrence. Lessee <br />shall rnake payments to Lessor at the address set forth in Section 13.7 (or such other address <br />as Lessor may designate in writing from time to lime. <br />3.2 Past Duc Amounts: <br />3.2.1 Annual Rental Payments: <br />lf Lessee fails to pay the annual rent when due under this Lease, such unpaid <br />amount shall bear interest at the rate of rwelve percent (12%) pcr annum frotn <br />the due date of such amount to the date of payment in full, with interest. <br />3.2.2 Monthly Rental Payments: <br />If Lessee fails to pay the montlrly rental payment when due under this Leasc, <br />such unpaid amount shall bear interest at the rate of fwelve percent (12%) from <br />the due date of such amount to the date of payment in full, with interest. <br />2LESSEEgm I,ESSO II <br />If
