1 <br />KrT']'r'r AS CqUNTY RECTONAL, ATRPORT-BqWERS FIELp <br />HANGAR GROUND LEASII <br />This Airport Hangar Ground Lcirse (heleinafter "LEASE") is madc and entercd into as of the lst <br />day ol'Novcnber 2022, by and bctween KITTITAS CIOUNTY, a Washington Municipal <br />Corporation (hercinafler "LESSOR") and Ron and Sonja Mitchell {hereinafter "LESSEE"). <br />WITNESSETH: <br />WHER-EAS, LESSOR owns the Kittitas County Regional Airport-Bowers Field (ELN) (hereinafter' <br />"AIRPORT") ''vhich is opcratcd by the Airporl Departrnent, <br />WHEREAS, LESSOR has approved property available tbl lease as providcd by tltis LEASE and <br />LHSSEE desires to occupy and usc such propeny iu accordance with this LlrASE, <br />NOW THEREFORE, in consideration ol'the mutual promises herein and tire bencfit to be derived <br />by each party, the parties agree as follows: <br />l.PREMISES: <br />LESSOR hereby leases to LESSEE and LESSEE hercby leases frotn LESSOR that portion <br />of the AIRPORT describcd in Exhibit A attached hereto and incorporated herein by this <br />reference. <br />(hereinafter "PREMISES") for the purposes set fofth in this LEASE. LESSEE agrees to <br />accept the PREMISLS "As Is," and LESSOR makes no waranty as to the condition of the <br />PREMISES or their suitability fbr any particular purpose. <br />2. TERM: <br />Tcrm. <br />2.1 Effective Date and lnitial l'erm. <br />The Lease shall be effective as of the Lease Date. The tenn of this Lease shall be for a period <br />of thirty (30) years cornmencing on the Lease Date as provided in Exhibit C, if attached, and <br />ending on Oclober 3 I st, 2052, such period being the "lnitial Term" or "Term" and including <br />any extensions as providecl in Section 2.2. A"Lease Ycar" means the lwelvc calendar months <br />conrmencing lvith thc month olthe Lcase Date or Cotnmencentent Date, as tlrc case maybe, <br />each year of the Term. <br />2.2 Options to Extend, <br />Lessee shall have the option to extend this Lease for Two {2) additional period(s) of Tcn ( I0) <br />years each if Lessee is not then in default of this Lease and delivers a writteu notice of the <br />exercise of the then cnrent option to extend to Lessor at lcast ninety (90) days prior to the <br />expiration of thc InitialT'enn or prior option period, as tlre case maybe. <br />T.ESSEE Pv^"LESSO
