i f <br />Security Deposit for Locks: <br />11. On or before the commencement of the Term, the Tenant will pay to the <br />Landlord a security deposit of $50.00 for each set of lock and keys which <br />the Landlord will hold as security for the Tenant's obligations under this <br />Lease. lf the Tenant loses or damages a lock or key, the Tenant will pay <br />to the Landlord the greater of: (a) the actual cost to the Landlord of <br />replacing the lock or key; and (b) $25.00 for each replacement key and <br />$50.00 for each rePlacement lock. <br />Landlord Supplied Locks Required: <br />12. The Tenant will not use any lock on an ederior door of the Premises other <br />than the lock provided by the Landlord. lf the Tenant places or attaches <br />any lock on an exterior door of the Premises other than the lock supplied <br />by the Landlord, the Landlord may use any means necessary to remove <br />the unauthorized lock, without liability for any damage to the unauthorized <br />lock in doing so. <br />Use of Premises: <br />13. The Tenant will use the Premises solely for the purpose of: <br />(a) <br />(b) <br />storage and maintenance of the Tenant's aircraft; or <br />automobile, boat, motorcycle, snowmobile or other motorized <br />vehicle storage, provided such use is subordinate to the storage of <br />aircraft. <br />Prohibited Uses: <br />14 The Tenant will not: <br />(a) store, use or handle ln the Premises any product or materialthat is <br />flammable, toxic, explosive or otherwise hazardous except as may <br />be necessary and apprcpriate in using the Premises to store and <br />maintain light aircraft, and only in accordance with applicable <br />governmental laws and regulations; <br />(b) notwithstanding the preceding paragraph, store in the Premises <br />more than five (5) gallons of gasoline, aviation fuel or other <br />flammable liquids, except fuel that may be in the tank of an aircraft <br />or other motorized vehicle that is stored in the Premises; <br />(c) spray paint (whether with compressed gas, aerosol cans or <br />otherwise) in the Premises; and <br />Ground Lease Exhibit C - 5
