Permit Phase <br />• Building Permits and Approvals - The Architect shall assist the Owner in preparing <br />applications, supporting documents, coordination of supporting documents that are the <br />KNIT responsibility of the Owner or the Owner's consultants, and facilitate submittals of <br />applications for building permit(s). <br />Bidding or Negotiation Phase <br />Negotiated Proposals - Design Assist & Construction Manager (CMGC or CMAR) <br />o Organization, handling, and distribution of Proposal Documents. <br />o Organize and participate in selection interviews with prospective <br />contractors. <br />o Prepare and distribute responses to questions and requests for clarifications <br />to all prospective proposers in the form of an addenda. <br />o Analysis of Bid Alternates and Substitutions — Upon Owner's authorization, <br />the Architect shall, with additional compensation, consider request for <br />substitutions and distribute addenda identifying approved substitutions. <br />o Participate in negotiations with prospective contractors and prepare a <br />summary report of the negotiation results, as directed by Owner. <br />Compensation <br />• The above services (DD, CD, Permit ad Bidding) shall be performed on a lump sum basis. <br />Construction Phase Services <br />• The Architect shall provide administration of the Contract between the Owner per the <br />general conditions of the contract. <br />• Evaluations of the Work - Visits to the site to become generally familiar with the progress <br />and quality of the Work completed and to determine in general if the Work when completed <br />will be in accordance with Contract Documents, preparing related reports and <br />communications. <br />o Visits will be conducted monthly or at intervals appropriate to the stage of <br />the work, and mutually agreed to with the Owner. <br />o Estimated construction duration, 6 months. <br />o Should the construction duration or site visits exceed the time duration <br />above the Architect shall be entitled to additional compensation. <br />• Certificates for Payment - Review and certify the amounts due the Contractor and issue <br />certificates of payments for the Work that has progressed in accordance with the Contract <br />Documents. <br />• Submittals - Processing of submittals, including receipt, review of, and appropriate action <br />on Shop Drawings, Product Data, Samples, and other submittals required by the Contract <br />Documents. Maximum of two (2) reviews per submittal. Additional reviews shall be billed <br />as additional compensation. <br />• Evaluations of Substitutions — Review and evaluation of substitutions proposed after <br />award of contracts for construction will be billed as additional compensation. <br />• Request for Interpretations and Information — Review and respond to requests for <br />information about the Contract Documents. The Architects response to such requests <br />shall be made with reasonable promptness, 10 days, unless otherwise agreed upon in <br />writing. <br />
