Permit Phase • Building Permits and Approvals - The Architect shall assist the Owner in preparing applications, supporting documents, coordination of supporting documents that are the KNIT responsibility of the Owner or the Owner's consultants, and facilitate submittals of applications for building permit(s). Bidding or Negotiation Phase Negotiated Proposals - Design Assist & Construction Manager (CMGC or CMAR) o Organization, handling, and distribution of Proposal Documents. o Organize and participate in selection interviews with prospective contractors. o Prepare and distribute responses to questions and requests for clarifications to all prospective proposers in the form of an addenda. o Analysis of Bid Alternates and Substitutions — Upon Owner's authorization, the Architect shall, with additional compensation, consider request for substitutions and distribute addenda identifying approved substitutions. o Participate in negotiations with prospective contractors and prepare a summary report of the negotiation results, as directed by Owner. Compensation • The above services (DD, CD, Permit ad Bidding) shall be performed on a lump sum basis. Construction Phase Services • The Architect shall provide administration of the Contract between the Owner per the general conditions of the contract. • Evaluations of the Work - Visits to the site to become generally familiar with the progress and quality of the Work completed and to determine in general if the Work when completed will be in accordance with Contract Documents, preparing related reports and communications. o Visits will be conducted monthly or at intervals appropriate to the stage of the work, and mutually agreed to with the Owner. o Estimated construction duration, 6 months. o Should the construction duration or site visits exceed the time duration above the Architect shall be entitled to additional compensation. • Certificates for Payment - Review and certify the amounts due the Contractor and issue certificates of payments for the Work that has progressed in accordance with the Contract Documents. • Submittals - Processing of submittals, including receipt, review of, and appropriate action on Shop Drawings, Product Data, Samples, and other submittals required by the Contract Documents. Maximum of two (2) reviews per submittal. Additional reviews shall be billed as additional compensation. • Evaluations of Substitutions — Review and evaluation of substitutions proposed after award of contracts for construction will be billed as additional compensation. • Request for Interpretations and Information — Review and respond to requests for information about the Contract Documents. The Architects response to such requests shall be made with reasonable promptness, 10 days, unless otherwise agreed upon in writing.
