KNIT <br />General Management and Administration <br />Project Management and Administrative Services — The Architect shall manage the <br />Architect's services, coordinate services with those services provided by the owner and <br />the Owner's consultants, coordinate with users, attend project meetings virtually or in <br />person as mutually agreed, communicate with members of the project team and report <br />progress to the Owner. <br />o The Architect shall establish an initial schedule for Architect's services, <br />design, reviews, and approvals of authorities having jurisdiction (Kittitas <br />County), contracting and construction, substantial and final completion. <br />Schematic Design Phase <br />o Complete under Pre -Design Phase <br />Design Development Phase <br />Design Development — Preparation of Design Development documents that illustrate and <br />describe the size and character of the Project including plans, sections, elevations, and <br />typical construction details, and diagrammatic layouts of building systems. <br />o Structural systems <br />o Drawings and details to establish the mechanical and plumbing systems <br />including approximate sizes and capacities, equipment layouts, required <br />space for equipment, required chases and clearances. <br />o Drawings and details to establish the electrical systems including <br />approximate sizes and capacities, equipment layouts, required space for <br />equipment, required chases and clearances. <br />o IECC Prescriptive approach to Energy Code compliance, where applicable <br />• IECC envelop calculations and analyses. <br />• IECC mechanical calculations and analyses. <br />• IEEC electrical calculations and analyses <br />Outline Specifications - Outline specifications and documents that identify major materials <br />and systems and establish in general their quality levels. <br />Construction Documents Phase <br />Construction Documents — Final Construction Documents detailing the requirements for <br />the work, quality levels of materials, systems, and other requirements for the construction <br />of the Project. <br />o Final Architectural construction documents. <br />o Final Structural construction documents and engineering calculations. <br />o Final Mechanical & Plumbing construction documents and engineering <br />calculations. <br />o Final Electrical construction documents and engineering calculations. <br />o Design -build performance specifications for fire detection and alarm <br />systems. Electrical drawings will indicate the location of fire alarm / life <br />safety panels and equipment. Device layout and designs shall be provided <br />by Design -build contractors. <br />Specifications - Specifications setting forth in detail the quality levels and performance <br />criteria of materials and systems and other requirements for the construction of the Work. <br />Project Manual — Assisting the Owner with the development and preparation of <br />procurement information, form of agreement between Owner and Contractor, and <br />Conditions of the Contract for Construction and compiles them into a Project Manual. <br />
