Conceptual Site Plan: SO will develop 2-3 <br />Conceptual Site Plans to approximate how many RV <br />and tent sites will be obtainable within the usable <br />acreage of the 4.5-acre site. We will use the site <br />amenities typically offered by RV Park facilities and <br />desired by KVEC staff. This initial concept will be <br />based on online data resources including County <br />GIS information and lidar data provided. We <br />estimate this task will require most of our energy <br />including two meetings to review layouts and site <br />quantities. We have budgeted two cycles of <br />alternative developments, revisions, and submittals <br />to meet with the County and KVEC and review. <br />2. Road Improvements: SG will review the access and <br />frontage improvements this project will require <br />along Alder St. We will depict our understanding of <br />Alder St from our previous design with the recent <br />improvements in 2022. <br />3. Water: SO will evaluate the amount of water demand from the RV site to provide as <br />part of our Pre Application information. It is assumed the entire site will be a domestic <br />connection to the City Water service. <br />4. Stormwater: The project site will require stormwater collection and treatment prior to <br />releasing to the City stormwater system. SG will do estimated sizing based on existing <br />criteria used with the Alder Street project. Estimated size of facilities will be shown on <br />the site layout. <br />5. Sewer: SO will evaluate the amount of sewer demand from the RV site to provide as <br />part of our Pre Application information. It is assumed the entire site will be a domestic <br />connection to the City Water service. <br />6. Electrical: RV resorts demand a large amount of power to feed the infrastructure. SO <br />will occupy space for electrical infrastructure within the site and prepare a concept <br />understanding of the electrical demand of the site. <br />7. Environmental/Zoning: An existing urban stream exists on the project site. SO will <br />identify potential shoreline setbacks and opportunities that will identify potential <br />mitigation with the project. SG will connect with local WDFW regulatory staff to <br />propose options and understand their recreational limits within the shoreline. <br />
