Exhibit 2: Lease Template Text <br /> 2. TERM: <br /> Term. <br /> 2.1 Effective Date and Initial Term. <br /> The Lease shall be effective as of the Lease Date. The term of this Lease shall be <br /> for a period of thirty (30) years commencing on the Lease Date as provided in <br /> Exhibit C, if attached, and ending on(Date), such period being the "Initial Term"or <br /> "Term" and including any extensions as provided in Section 2.2. A "Lease Year" <br /> means the twelve calendar months commencing with the month of the Lease Date <br /> or Commencement Date,as the case maybe, each year of the Term. <br /> i <br /> 2.2 Options to Extend. <br /> Prior to exercising Lessee option to extend this lease, the Lessee shall provide the <br /> Lessor with structural assessment of all improvements stipulating the expected <br /> useful life remaining in the asset. Providing sufficient useful life remains in the <br /> asset, the Lessee shall have the option to extend this Lease for Two (2) additional <br /> period(s) of Ten (10) years each if Lessee is not then in default of this Lease and <br /> delivers a written notice of the exercise of the then current option to extend to <br /> Lessor at least ninety (90) days prior to the expiration of the Initial Term or prior <br /> option period, as the case maybe. <br /> 2.3 Expiration Date. <br /> The date on which this Lease expires under the terms of Sections 2.1 or 2.2 shall be <br /> the"Expiration Date:' <br />
