17.08.170 Commission. <br />"Commission" means the Kittitas County Planning Commission. (Ord. 2013.001, 2013; Res. 83-10, <br />1983) <br />17.08.171 Common area <br />"Common area" means land commonly owned to include open space, landscaping or recreation <br />facilities (e.g., typically owned by a homeowners' association or by the State through conservation <br />easements). (Qrd,•2Q11-0g1, 2013) <br />17.08.180 Conditional uses. <br />For the definition of "Conditional uses" see "Use" O( rd. 2 13 U01, 2013; Res. 83-10, 1983) <br />17.08.183 Conservation easement. <br />"Conservation easement" means a legal agreement between a landlord and a land trust or <br />government agency that permanently limits uses of the land in order to protect its nondevelopment <br />values. It allows the landowner to continue to own and use the land, to sell it, or to pass it on to <br />heirs. A conservation easement is placed on a sending site at the time development rights are sold <br />from the property. The conservation easement typically prohibits any further development of the <br />property but allows resource uses, such as farming and forestry, to continue. (Ord. 2009-25, 2009) <br />17.08.187 Conservation or resource values. <br />Conservation or resource values means the use and suitability of the land for farm, agricultural, or <br />forest production and the perpetual retention of the land for such purpose. (Ord. 2013-001, 2013; <br />Ord. 2009-25, 2009) <br />17.08.188 County <br />"County" means the County of Kittitas, Washington. Qg 2013-001, 2013) <br />17.08.190 County arterial road. <br />"County arterial road" means any county road designated by resolution at any time as a county <br />arterial road by the Board. Ord. 2013-001, 2013; Res. 83-10, 1983) <br />17.08.191 Critter pad. <br />"Critter pad" means livestock flood sanctuary areas. (r 0 3-00 , 2013; Ord. 2007-22, 2007) <br />17.08.195 Day care. <br />"Day care facilities" means any home used for the daily care and supervision of thirteen (13) or more <br />individuals in any twenty-four (24) hour period or any number of individuals in a nonresidential <br />structure. (Or 1.2013-001 2013; Ord. 90-15 § 1, 1990) <br />17.08.197 Density(les). <br />"Density(ies)" means a measurement of the number of dwelling units in relationship to a specified <br />amount of land. As used in this Code, density is determined based on the gross parcel or lot area, <br />which includes land that will be dedicated as right-of-way through the development process. It does <br />not include land previously dedicated as right-of-way. Density is a measurement used generally for <br />residential uses. (Ord, 20.13-001. 2013) <br />17.08.19813 Development <br />"Development" means all improvements on a site, including buildings, other structures, parking and <br />loading areas, landscaping, paved or graveled areas, and areas devoted to exterior display or storage <br />activities.
