The property has Reecer Creek <br />that bisects the middle of the property ond. retains ,8n 85 -toot stream buffer. There are also potential <br />wetlands on this property which will add additional bUffers further hampering peeing the property s ability to <br />be constructed on. Lastly the property is triangular and "bordered on three sides with rights-of-way <br />which require building setbacks from the edge of the right -of way.
