<br /> <br />BOWERS FIELD KITTITAS COUNTY AIRPORT <br /> <br /> <br /> <br />LESSEE INITIAL__________ LESSOR INIT IAL__________ <br /> <br /> PAGE 7 <br /> <br />Lessee shall pay the applicable utility companies or governmental agencies <br />directly for all utilities consumed on the Premises by the Lessee. Lessor shall not <br />take or permit any person claiming under Lessor or any such occupant to take any <br />action which would interrupt or interfere with any electric, water, sewage, or <br />telephone service to the Premises and hold Lessee harmless therefrom. <br /> <br />6. PREMISES CONDITION. <br /> <br />LESSEE accepts the Premises AS-IS. <br /> <br />7. SUBLETTING; PARTIAL ASSIGNMENT. <br /> <br />Subject to the agreement to perform and the performance of the terms hereof by <br />any subtenant or partial assignee of LESSEE, LESSOR’s consent is required for <br />any sublease or partial assignment of the Premises by LESSEE, which consent <br />shall not be unreasonably withheld. No sublease or partial assignment shall <br />relieve LESSEE of its obligation to perform this LEASE. <br /> <br /> <br />8. ASSIGNMENT. <br /> <br />Unless otherwise provided herein, Lessee shall not assign, transfer, nor otherwise <br />alienate this lease or any interest therein without Lessor’s prior written consent <br />and such consent shall not be unreasonably withheld. Any Assignee or subtenant <br />shall be bound by the terms of this lease. Lessee shall also not hypothec ate or <br />mortgage Lessee’s interest in this Lease except as authorized in Section below. <br /> <br />8.1 TRANSFER FEE: <br /> <br />Each time the right to occupy a Leasehold Improvement is transferred by an <br />assignment, sublease or sale, the Lessee shall pay the Lessor a sum of $525.00, <br />as an administration fee. <br /> <br /> <br />9. INSURANCE AND INDEMNIFICATION. <br /> <br />9.1 TENANT’S INSURANCE OBLIGATIONS. <br /> <br />LESSEE shall file with LESSOR a certificate of insurance, or other proof of <br />insurance reasonably acceptable to LESSOR, evidencing an insurance policy <br />covering Kittitas County as an additional insured that provides: <br /> <br />Comprehensive general liability insurance coverage in amounts of not less than <br />$1,000,000.00 per occurrence /$2,000,000.00 aggregate <br />
