<br />BOARD OF COUNTY COMMISSIONERS <br />COUNTY OF KITTITAS <br />STATE OF WASHINGTON <br /> <br /> <br />RESOLUTION <br /> <br />NO. 2022 -_____________ <br /> <br />IN THE MATTER OF APPROVAL OF THE FINAL DEVELOPMENT PLAN FOR <br />RONALD PLANNED UNIT DEVELOPMENT (RZ-07-00017) <br /> <br />WHEREAS, A public hearing was held by the Kittitas County Hearing Examiner on June 23, 2011 for <br />the purpose of considering a zone change consisting of approximately 21.13 acres from General Industrial <br />and Rural-3 zoning to Planned Unit Development (PUD) and an associated two lot short subdivision of <br />88.29 acres located west of Ronald on SR 903 in Section 12, T20N, R14E, WM in Kittitas County. Map <br />numbers 20-14-12010-0004 and 20-14-12010-0002. <br /> <br />WHEREAS, On July 19, 2011 and August 16, 2011, The Board of County Commissioners held a closed <br />record hearing to consider the Kittitas County Hearing Examiner’s recommendation of approval of the Ronald <br />zone change (aka Ronald PUD); and <br />WHEREAS, On September 7, 2011, The Board of County Commissioners approved the Ronald zone change <br />(aka Ronald PUD) with ordinance 2011-009; and <br />WHEREAS, On August 19th, 2021, Dayna Ridlon, authorized agent for the developer (owner), submitted a <br />final development plan for the Ronald PUD, and <br />WHEREAS, CDS staff and other relevant agencies reviewed the final development plan for conformance <br />with the preliminary approval conditions as expressed in the pre liminary approval ordinance 2011-009; and <br /> <br />WHEREAS, On February 1, 2022 the Kittitas County Board of County Commissioners held a closed record <br />hearing to review the submission materials and consider staff recommendation of approval for the Ronald <br />Final Development Plan (RZ-07-00017); and <br /> <br />WHEREAS, The Board of County Commissioners reviewed the final development plan for conformance and <br />approved the Ronald Final Development Plan as recommended by CDS staff with a vote of __-__; and <br /> <br />WHEREAS, The following FINDINGS OF FACT have been made concerning said development: <br /> <br />1. On September 7, 2011 the Board of County Commissioners signed Ordinance 2011-009 granting <br />approval of the Ronald Rezone, and associated Preliminary Short Plat. <br /> <br />2. The proposal was a preliminary planned mostly residential development totaling up to 338 units, <br />with a possible hotel and active and passive recreation sites in 2 phases on approximately 21.13 <br />acres (Ordinance 2011-009). <br /> <br />3. According to Kittitas County Code 17.36.040 , following approval of the preliminary <br />development plan by the County, a final planned unit de velopment plan shall be submitted to the <br />Department of Community Development Services of Kittitas County meeting various criteria and
