The location of field markers must be shown on all site plans and <br />final plats associated with the proposed development. Field markers shall remain in place <br />until any required final inspections are completed and approved. Field markers mav be <br />waived bv the Director if an alternative to field markinq achieves the same obiective. or if the <br />development and construction activitv(ies) is located at a sufficient distance so that impacts <br />to the critical area and its buffer are unlikelv to occur. The Director mav require oermanent. <br />wildlife-passable fencinq and/or siqnaoe if necessary to protect a critical area and its buffer <br />from adiace nt land uses.4. Buildino Setbacks . Unless otherwise provided. buildinos and othe r structures shall be set <br />back a distance of fifteen (15) feet from the edqes of all critical area buffers. The olicant shall record such documents and <br />will provide a copv of the recorded notice to the County. Development proposals <br />which are defined as normal repair and maintenance of existinq structures or <br />developments. includinq. but not limited to. roof repair. interior remodelinq, wood <br />stove permits. and on-site sewaqe disposal systems repairs. are exempt from this <br />requirement. <br />1 7A.01.1 00 Critical Areas Mitiqation1. Mitioation Seouence. Adverse imoacts ca bv new alterations and develooments shall <br />be mitigated usinq the followinq actions in order of prioritv: <br />a. Avoidinq the impact altogether bv not takinq a certain action or parts of an action:b. Minimizinq impacts bv limitinq the deqree or maqnitude of the action and its <br />implementation. by usinq appropriate technolooy. or by takinq affirmative steps. such <br />as proiect redesiqn. relocation. or timinq. to avoid or reduce impacts:c. Rectifyinq the impact bv reoairinq. rehabilitatinq. or restoring the affected <br />environment:d. Reducino or eliminatino the impact over time bv preservation and maintenance <br />operations: <br />e. Compensatino for the impact bv replacinq. enhancinq. or providinq substitute <br />resources or environments: andf. Monitorino the impact and the compensation project and takinq appropriate <br />corrective measures.2. Mitiqation Plans. When mitioation is required. the applicant shall submit a mitiqation olan. <br />The mitiqation plan shall include all the followinq: <br />a. Mitiqation Sequencinq. A description of reasonable efforts made to apply mitigation <br />sequencinq pursuant to KCC 17A.01.100.1 to avoid, minimize, and mitiqate impacts <br />to criticalareas and buffers; <br />b.
