Retail and <br />commercial services offered on the resort shall be designed to discourage use from non-resort <br />users by locating such services well within the site rather than on its perimeter. <br />(9) CompatibiliW 'With Site and Adjacent Land Uses. The County <br />shall ensure that MountainStar is compatible with the site and adjacent land uses through <br />implementation ofthe following measures and guidelines: <br />(i) Development ofMountainStar must comply •vith all <br />County development regulations for critical areas set forth in Title 17 A, Critical Areas, of the <br />Kittitas County Code (the ·'Critical Areas Regulations''), (EXHIBIT I) is incorporated herein by <br />reference. <br />(ii) To the maximum extent feasible. vegetation within riparian <br />corridors. and wetlands regulated under the Critical Areas Regulations, shall be retained in their <br />natural form; provided, however. that roads and bridges, utilities and trails may pass through <br />riparian corridors and regulated wetlands provided that any such crossings of regulated wetlands <br />are subject to appropriate requirements for restoration or replacement of impacted wetlands. <br />(iii) Improvements and activities within MountainStar shall be <br />located and designed to minimize any significant adverse effects on other uses in the surrounding <br />area through establishing and maintaining on-site butTers between !'vtountainStar and adjacent <br />areas consistent with the Revised MPR Policies.
