Proposed Lease <br />1. First four months we pay utilities and insurance. <br />2. Next eight months we pay $2000 month to KVEC. <br />3. Rent after first year at $3000 month to KVEC. <br />4. Five year lease with a five year option if possible or if not a ten year lease. <br />5. KVEC would have control of parking lots during fair and rodeo. <br />6. We would repair and maintain six bowling lanes and keep an additional two lanes for parts. The <br />other eight lanes would be the property of KVEC (not to be stored at the facility). Purchaser of <br />the remaining lanes would be required to remove all parts and complete cleanup of that area. <br />7. Mel's Bowl would retain all equipment and supplies pertinent to operating lanes, restaurant and <br />bar areas. This would include but not limited to neon Bowl signs, pins, shoes, fiberglass bench <br />seating, sound equipment, special cleaning equipment for pins, lockers, balls, dishes, tables and <br />chairs. An inventory should be conducted upon lease approval with representatives from Mel's <br />Bowl and KVEC. <br />8. Items not attached to the structure that are purchased by Mel's Bowl & Fun Center or sub lessor <br />will remain property of respective purchaser. Major improvements to the facility that would not <br />be removed at or before expiration of lease such as HVAC system, water heater, electrical <br />system and insulation will be set up on a depreciation schedule per professional CPA. <br />Infrastructure Requests <br />1. County to repair the west door. <br />2. County to remove any property or debris not necessary in the functioning of MBFC. <br />3. County to reroof the structure. <br />4. County to replace the locks and provide a minimum of four non -reproducible keys to Mel's Bowl <br />personal. <br />
