5. Property Management/ Tenant Relations CenterFuse manages the Ellensburg Business Incubator, located at 1000 Prospect, through a lease agreement with the City. The incubator was established In 1989 to promote new business. The board overhauled the rental fee structure of the incubator, is currently reviewing the maintenance agreement with the City for this faclllty, and evaluating the 30- year return on investment for the facility. CenterFuse also owns and manages the light industrial building at 3110 N Airport Road. MegaForce creates strategies to assist businesses in growth and expansion while turning local Innovation into new business. With leadership from Bill Provaznik, Mega Force is charged to: 1. Complete local business needs assessment . ./ Review business visits and needs assessments completed in 2018 and create an action plan to assist --Near Completion • Finalize competitive position analysis: broadband, water, electricity, taxes, property inventory -Near Completion z. Create strategies to support local business needs . ./ Continue to support the EDA's Entrepreneur Training Nxlevel course as an instructor {currently staff and board member) and as a sponsor ./ Continue to engage in Chamber's Enterprise Challenge Grant as judge/panelist (currently staff and board members) 3. Develop a plan to develop local innovation, which may consider: • Partner with another entity or create a new business idea event to foster innovation (partners: Chamber "Enterprise Challenge," 141E/CWU, Commerce, EDA) • Create and Implement "how to" guides to help local businesses know how to expand, renew, or change. Provide to web contractor to Incorporate In website -In Progress • Organize annual business exchange and/or training sessions -In Progress • "Innovator incubation space" MegaForce is gaining an understanding of the current business climate and identifying needs and barriers for growth and expansion. Many companies experience growth in the first 3·10 years of business, and CenterFuse must find ways to assist. On September 171 CenterFuse will host a business development gathering, inviting businesses who are in that 3-10 year status. Through this, we will discover ways in which we can more proactively approach business expansion and development in Ellensburg and the County. One of the barriers to success identified by MegaForce Is the struggle for entrepreneurs with less building development experience to navigate the process of redevelopment and/or building In our community. Through the experience and knowledge of City staff and local developers, CenterFuse is developing a "How To" guide for business, building, and land development. 6.
