This is an update to our previous traffic analysis dated May 11, 2006 and reflects a revised <br />site plan concept. This memo includes a project description, trip generation estimate, trip distribution and <br />assignment, turn lane assessment, and site access assessment. <br />Project Description <br />The proposed Vantage Bay PUD development is located on the east side of Huntzinger Road less than one <br />mile south of I-90 in Kittitas County, Washington. The revised site plan concept includes the following mix of <br />uses on a site that is currently vacant: <br />· 105 single-family homes <br />· 40 townhomes <br />· 40 room boutique hotel <br />· 16 acre winery <br />For the residential portion of the proposed development, our analysis assumes 75 percent of the units to be <br />used by recreational users and the remaining 25 percent of the units to be used by permanent residents <br />(consistent with the previous May 11, 2006 traffic analysis). <br />Vehicular access to/from the site is proposed via two new driveways on Huntzinger Road. The revised site <br />plan concept is shown in Attachment A. The anticipated year of completion is 2019. <br /> <br />Index #5
