Filed for Record 04/16/2009 04:48 :53 PM -Kittitas County, WA Auditor-200904160090 Page 26 of 118 <br />(viii) lndustrial uses and capital facilities, utilities and services to <br />the extent necessary to maintain and operate MountainStar; <br />(ix) Temporary and/or permanent structures to serve as <br />MountainStar sales office(s); and <br />(x) Any other like or similar uses deemed by the Planning <br />Director to be consistent with the purpose and intent of the MPR Approvals and RCW <br />36.70A.360. <br />(b) The following is a conditionally pennitted use within <br />MountainStar, which use shall be reviewed and approved in accordance with Chapter 17.60 of <br />the Kittitas County Code, Conditional Urns: <br />(i) Campgrounds and recreational vehicle sites without power <br />and water. <br />(3) Phasing. The development ofMountainStar and all associated <br />infrastructure, including roads and bridges, and capital facilities, utilities and services (including <br />water supply and wastewater treatment facilities and services), may be approved and constructed <br />and/or bonded in Phases or Subphases. Development may be reviewed, approved and pemtitted <br />individually through the General Site Plan and Site Development Plan approval processes set <br />forth in Section 5. I of this Agreement. All development approvals shall be consistent with the <br />MPR Approvals and this Agreement. <br />(4) Open Space Required. A cumulative total of at leas! eighty <br />percent (80%) of the Trendwest Property shall be preserved as Open Space. Pursuant to Site <br />Development Plans approved under Section 5.1 of this Agreement, fl fty percent (50%) Open <br />Space shall he met for each Phase.
