Filed for Record 04/16/2009 04:48:53 PM - Kittitas County, WA Auditor - 200904160090 Page 15 of 118 <br />"Master Planned Resort" means a self-contained and fully integrated planned unit <br />development, located in a setting of significant natural amenities. with a primary focus on <br />destination resort facilities consisting of short-term visitor accommodations associated with a <br />range of developed on-site indoor or outdoor recreational facilities, but which may include other <br />residential uses within its boundaries if such other residential uses are integrated into and support <br />the on-site recreational nature of the resort. A Master Planned Resort may also enter into <br />agreements for shared capital facilities and utilities with outside service providers, including <br />municipalities and special purpose districts, in accordance with the provisions of RCW <br />36.70A.360, 1998 c 112 § 2. <br />"Master Planned Resort Accommodation Units" means resort accommodations of any <br />Kind whatsoever with the exception of (i) campgrounds and (ii) recreational vehicles sites <br />without power and water. Master Planned Resort Accommodation t)nits includes, but is not <br />limited to. (i) Short -Term Visitor Accommodations (as defined below), and (ii) all individually - <br />owned chalets, cabins, condominiums, single-family detached and multi -family attached <br />residences or other accommodations not meeting the definition of Short -Term Visitor <br />Accommodations as defined below. <br />"Master Planned Resort Zoning District" shall mean the development regulations adopted <br />by the BOCC through Ordinance No. 2000-13 as set forth in Recital I(8) of this Agreement. <br />"Mountain Star," "MPR" or "Resort" shall mean the MountainStar Master Planned Resort <br />(now the Suncadia Master Planned Resort) and all improvements to be constructed thereon as <br />described in the MountainStar Resort Conceptual Master Plan, the Rezone, the MPR Project <br />Development Permit and MountainStar MPR Conditions, and the Subsequent Actions. <br />Suncadia Master Planned Resort Development Agreement (Amended and Restaled 12-02-2008) Page 14 <br />
