=431.20 additional acres required to be added to existing incorporated City Limits <br />for projected residential development. <br />Land Gae and Zoning Designations <br />Critical to the way the City will develop over the next twenty years is how the City <br />classifies uses of land within its incorporated boundary and its growth areas. <br />Traditionally, city's classify residential land uses by density characteristics, i.e., number <br />of dwelling units to the acre. In order to comply with GMA the cities zoning has <br />attempted to achieve human scaled development, efficient use ofland that discourages <br />urban sprawl and to encourage compatible land uses. Additionally the City recognizes the <br />need to offer a greater variety ofhousing options for City residents, promote affordability <br />and develop a greater sense of local community while maintaining the existing small <br />town character that drew people to Cle Blum in the first place. In this light, new <br />architectural and landscape design guidelines should be created as development standards <br />to further the goals oftbis plan. <br />In the area of commercial and industrial land uses, priority should be given for the <br />Creation of new development regulations that help define job goals which maximize the <br />number of jobs per acre, and environmental goals, which prefer environmentally <br />compatible development. In the following sections a general description of the City of <br />Cte Blum's zoning code classifications are presented as part of the discussion of each of <br />the land use designations. Zoning provides the necessary direction to fulfill the City's <br />vision for greater choice and expanded opportunity for residents, businesses and <br />industries. Zoning will also help Cle Elum efficiently and responsibly meet its <br />population, employment, transportation and other targets as mandated by City Goals, <br />Countywide Planning Policies and the Growth Management Act.
