KITTITAS COUNTY <br />of any building thereon, or which would cause a cancellation of any insurance policy <br />covering any part of said Premises or its contents. Lessee shall not do or permit <br />anything to be done in or about the Premises which will in any way obstruct or interfere <br />with the rights of other tenants or occupants of the Property or injure or annoy such <br />other tenants or occupants, nor shall Lessee use or allow the Premises to be used for <br />any improper, immoral, unlawful or objectionable purpose, nor shall Lessee cause, <br />maintain or permit any nuisance in, on or about the Premises. Lessee shall not commit <br />or allow to be committed any waste in or upon the Premises. <br />7. RULES AND REGULATIONS. The Lessee agrees to faithfully observe and comply with <br />all pertinent rules and regulations of the federal, state and local governments, as are <br />presently in effect and may in the future be adopted. Lessee shall also faithfully observe <br />and comply with the rules and regulations that Lessor shall from time to time promulgate <br />and/or modify. The latter such rules and regulations shall be binding upon the Lessee <br />upon delivery of a copy of such rules and regulations by Lessor to Lessee. Lessor shall <br />not be responsible to Lessee for the non performance of any of said rules and regulations <br />by any other tenants or occupants. <br />8. MAINTENANCE. REPAIRS AND ALTERATION OF PREMISES. <br />a. Lessee's Obligations. Lessee shall, during the term of this Lease, keep the <br />Premises in good order, condition and repair. Lessor shall incur no expense no.r <br />have any obligation of any kind whatsoever in connection with maintenance of the <br />Premises. Lessee accepts the Premises in "AS IS" condition and expressly waives <br />the benefits of any statute now or hereafter in effect which would otherwise afford <br />Lessee the right to make repairs at Lessor's expense or to terminate this Lease <br />because of Lessor's failure to keep the Premises in good order, condition and repair . <br />Any improvements to the Premises which are necessary for the Lessee to demise, <br />occupy and use the Premises for the purposes set forth in this Lease shall be done <br />at Lessee's sole cost and expense in accordance with the terms of this Lease. <br />b. Lessee Not to Commit Waste. Lessee agrees that it will not commit waste and that <br />it will keep said premises in a safe, sanitary, neat, presentable, and otherwise good <br />condition, and in general shall comply with all the applicable governmental rules, <br />ordinances and regulations as may be required or imposed by such authorities on said <br />premises and shall comply with any direction pursuant to law of any public officer or <br />officers who shall be empowered to enforce local, state and federal rules, regulations <br />and ordinances upon the Lessee with respect to the said Premises or the use, <br />occupancy, or control thereof, and shall not suffer any improper or offensive use of said <br />Premises. <br />c. Surrender. On the last day of the term hereof, or on any sooner termination, <br />Lessee shall surrender the Premises to Lessor in good condition broom clean, <br />ordinary wear and tear excepted. Lessee shall repair any damage to the Premises <br />occasioned by its use thereof, or occasioned by the removal of Lessee's buildings, <br />PAGE 2
