COMMERCIAL BUILDING LEASE THIS LEASE, dated for reference purposes only on the tQM da y of Y}U'/' ,2016, is made and entered into, to commence on the 21 st day of December, 201 6, by and betwe en KITTITAS COUNTY, a municipal corpora tion in the State of Washington, hereinafter referred to as the LESSOR, and KITTITAS COUNTY COMMUNITY NETWORK, hereinafter referred to as the LESSEE. WIT N E S SET H: Lessor does hereby lease to Lessee, and Lessee hereby leases from Lessor, one office space of 156 square feet, known as Room 122 (last office on the left at the end of the hallway, between the storage room and the bathroom), on the top floor of the Morris Sorenson building located at 507 N. Nanum, Ellensburg, WA 98926, hereinafter "Premises". Said Premises are located in the City of Ellensburg, County of Kittitas, State of Washington. This Lease is made in accordance with chapters 2.81 KCC and 36.34 RCW, and is subject to the terms, covenants and conditions herein set forth. Lessee covenants as a material part of the consideration for this Lease to keep and perform each and all of the said terms, covenants and conditions by it to be kept and performed. 1. TERM. The term of this Lease shall be for two (2) years and will commence on the 21 st day of December, 2016, and terminate on the last day of November, 2018, except as . provided hereunder. 2. USE. Lessee shall use the Premises for organization operations and as a main office for their substance abuse and injury prevention services. Lessee shall not use or permit the Premises to be used for any other purpose without the prior written consent of the Lessor. 3. RENT: Pursuant to Kittitas County Code 2.81.090(9), Public Purpose Leases, the Lessor agrees to rent the above described office space to the Lessee in exchange for the public benefit of Lessee's substance abuse prevention work throughout Kittitas County. 5 . UTILITIES: The Lessor shall pay for all sewer service, garbage and trash removal and all other services and utilities supplied to the Premises, together with any taxes thereon. Lessee is authorized to use Kittitas County WiFi through the public portal. Lessee shall not be allowed access to the Kittitas County network. 6 . USES PROHIBITED. Lessee shall not do or permit anything to be done in or about the Premises nor shall Lessee bring or keep anything therein which will in any way increase the existing rate of or affect any fire or other insurance upon the Premise or the contents PAGE 1
