COMMERCIAL BUILDING LEASE <br />THIS LEASE, dated for reference purposes only on the tQM da y of Y}U'/' ,2016, <br />is made and entered into, to commence on the 21 st day of December, 201 6, by and betwe en <br />KITTITAS COUNTY, a municipal corpora tion in the State of Washington, hereinafter referred to <br />as the LESSOR, and KITTITAS COUNTY COMMUNITY NETWORK, hereinafter referred to as <br />the LESSEE. <br />WIT N E S SET H: <br />Lessor does hereby lease to Lessee, and Lessee hereby leases from Lessor, one office <br />space of 156 square feet, known as Room 122 (last office on the left at the end of the hallway, <br />between the storage room and the bathroom), on the top floor of the Morris Sorenson building <br />located at 507 N. Nanum, Ellensburg, WA 98926, hereinafter "Premises". Said Premises are <br />located in the City of Ellensburg, County of Kittitas, State of Washington. <br />This Lease is made in accordance with chapters 2.81 KCC and 36.34 RCW, and is <br />subject to the terms, covenants and conditions herein set forth. Lessee covenants as a <br />material part of the consideration for this Lease to keep and perform each and all of the said <br />terms, covenants and conditions by it to be kept and performed. <br />1. TERM. The term of this Lease shall be for two (2) years and will commence on the 21 st <br />day of December, 2016, and terminate on the last day of November, 2018, except as <br />. provided hereunder. <br />2. USE. Lessee shall use the Premises for organization operations and as a main office <br />for their substance abuse and injury prevention services. Lessee shall not use or permit <br />the Premises to be used for any other purpose without the prior written consent of the <br />Lessor. <br />3. RENT: Pursuant to Kittitas County Code 2.81.090(9), Public Purpose Leases, the Lessor <br />agrees to rent the above described office space to the Lessee in exchange for the public <br />benefit of Lessee's substance abuse prevention work throughout Kittitas County. <br />5 . UTILITIES: The Lessor shall pay for all sewer service, garbage and trash removal and all <br />other services and utilities supplied to the Premises, together with any taxes thereon. <br />Lessee is authorized to use Kittitas County WiFi through the public portal. Lessee shall <br />not be allowed access to the Kittitas County network. <br />6 . USES PROHIBITED. Lessee shall not do or permit anything to be done in or about the <br />Premises nor shall Lessee bring or keep anything therein which will in any way increase <br />the existing rate of or affect any fire or other insurance upon the Premise or the contents <br />PAGE 1
