<br />Marian Meadows Rezone and Subdivision Final Environmental Impact Statement i <br />Fact Sheet <br />TITLE Marian Meadows Planned Unit Development <br />and Subdivision <br />Final Environmental Impact Statement <br />DESCRIPTION OF PROPOSAL <br />AND ALTERNATIVES <br /> <br />Alternative 1: Applicant’s Proposal on a 520-acre site consists of <br />two elements: <br /> A rezone of the property to the Planned Unit Development <br />(PUD) zoning district as provided by Chapter 17.36 of the <br />Kittitas County zoning code. The PUD provisions allow <br />development at up to three times the underlying zoning <br />density or a total of up to 443 units. <br /> A preliminary plat covering the western one-third of the <br />property (about 120 acres) that is proposed to be divided into <br />225 lots of approximately 0.5 acre each, together with a <br />future residential development tract and open space tract on <br />the eastern remainder of the property.. <br />Alternative 2: Planned Unit Development consists of a PUD <br />on the western third of the site with 443 units including multi- <br />family units. This alternative generally meets the goals of the <br />applicant. <br />Other Alternatives include: <br />Alternative 3A: No Action with Uniform 3-Acre Lots consists <br />of a subdivision into 3-acre lots in accordance with the R-3 zoning <br />district standards, which results in 147 lots. <br />Alternative 3B: No Action with 3-Acre Lots with Exclusions <br />consists of a subdivision into 3-acre lots in accordance with the R- <br />3 zoning district standards with development of an area northeast <br />of the Bonneville Power Administration (BPA) easement <br />excluded from the plat and devoted to a mini-storage use. This <br />alternative results in 147 lots. <br />Alternative 3C: No Action with 3-Acre Lots Excluding the <br />Eastern Portion of the Site consists of a subdivision into 3-acre <br />lots with continued forestry use of the steeper eastern portion of <br />the site. This alternative results in about 33 lots. <br />Alternative 3D: No Action with 5-Acre Lots in Airport Safety <br />Zones (ASZs) consists of a subdivision into 5-acre lots in areas <br />subject to Washington State Department of Transportation <br />(WSDOT) Aviation recommendations for residential density <br />within Aviation Safety Zones.
