Ruby St., Suite 2, Ellensburg, WA 98926 <br />CDS@CO.KITTITAS.WA.US <br />Office (509) 962-7506 <br /> <br /> <br />“Building Partnerships – Building Communities” <br /> <br />BOCC AGENDA <br />STAFF REPORT <br /> <br /> <br />AGENDA DATE: October 6, 2026 <br /> <br />ACTION REQUESTED: BOCC Signature of mylar granting final approval for the Wallace Ranch Plat Phase <br />1 Division 1 (LP-19-00003 & LPF-25-00005). <br /> <br /> <br />BACKGROUND: The Preliminary Plat was approved by the Hearings Examiner on March 19, 2021 <br />with findings of fact and conclusions of law as required by KCC 16.36 and KCC <br />16.12. The plat covers approximately 601.64 acres accessed via Hwy 10. <br /> <br /> The applicant submitted the final plat application on October 24, 2025, requesting <br />final mylar approval for the Wallace Ranch Plat phase 1 Division1. This Plat creates <br />a total of 9 lots. The proposed lots range in size from 2.15 acres to 4.10 acres. Staff <br />reviewed the final mylar with supporting documentation and finds that it is consistent <br />with the preliminary approval documents. The mylar has been reviewed by all <br />reviewing departments, and all signatures have been obtained. <br /> <br />INTERACTION: Board of Commissioners, Community Development Services, Public Works, Public <br />Health, and Assessor’s Office. <br /> <br />RECOMMENDATION: Signature of the BOCC Chair on the mylar for final plat approval of the Wallace <br />Ranch Plat (LP-19-00003 & LPF-25-00005). <br /> <br />HANDLING: Return signed mylar to staff for transmittal to authorized agent for Treasurer <br />signature and recording. <br /> <br />ATTACHMENTS: Final mylar for Wallace Ranch Phase 1 Division 1 (LP-19-00003 & LPF-25-00005), <br />Hearings Examiner decision. <br /> <br />LEAD STAFF: Jamey Ayling, Planning Manager
