During construction, it was discovered that the exhaust fans were omitted from the roofing plan and therefore not incorporated into the PEMB (Pre -Engineered Metal Building) design. As a result, the originally approved roof curbs were specified as flat, while the project requires sloped roof curbs to properly integrate with the PEMB roof system. This change order proposal includes: Supply of new sloped roof curbs for the exhaust fans. Material and labor to fabricate and install required roof framing supports for the new curbs. Additionally, a louver was omitted from the architectural elevations and only shown on the HVAC drawings. Since it was not included in the PEMB design, additional work is required to provide and install this louver. This proposal includes all materials, labor, and equipment necessaryto install the louver and properly integrate it into the existing wall system. Sincerely, Regarding Flat Stair Pads: Because the stadium contractor needs each of the stair pad ares to SELLAND CONSTRUCTION, INC. be perfectly flat with no allowable variance, the added cost is for laborers to hand grade each peA area and enSUF8 they aFe PeFfeeily flat. This is going to take more time and labor throughout the concourse slab than originally anticipated from the bid diocuments. Ron Zerr III (50 ) 961.7R2 Where is this coming from? Flatwork shall conform to the requirements of the specifications with regard to tolerance. Would be more cost effective to pour extra concrete at landings with gravel grading consistent through out. A roller screed provides flat concrete with less labor. There are too many elevations to be met for a roller screed to be practical. Originally, there was a ridge along the seating -retaining wall, 5 catch basins to meet, & forms along the outside of the slab. This has added 32 elevation points that must be met within the center of the slab. This was not a small change. Jones Concrete & Excavation Customer: Estimator -Carson Chester Authorized Signature: 541-861-8060 Name: Sub Total $ 32,900.00 Date of Acceptance: SALES TAX 0.00% 0.00 TOTAL $ 32,900.00 Concrete contractor time to layout flat boundaries Is in addition to the survey time. CCC survey will locate the corners of each flat area but concrete subcontractor will still need to do the work of setting up forms, setting up string lines, set grade rods, and confirm exact elevations. The first item captures additional manpower required due to the change in screed styles for the crew as a whole. Screeding by hand requires an additional pour. Screeding by hand will increase truck spacing, pour out time, and screed time for all pours at the concourse slab. The second item captures additional finishing time at each stair location. The third item is associated with the pump truck for the separate pour. Originally Jones was planning to roller screed the entire slab but these flattened areas are too small to roller screed and must be done by hand. Please review last comments and proposal as well. Concrete proposal specified switch from roller screed to hand screed, not the other way around which seems like was a misunderstanding during the last review comments. www.JonesConcrete.pro 1/1 E 2 .g - ° _ .§ E e . o £ § ® m > 2 G ' m 2 / -0 ® : _ ° £)7 _/ \ § 3 / » / \ m o 9 k I \ - .. 2 2 \ c L- -. m= CL£-0 e= a J z k bo/i \ ... E> /ZL00\ / ±Ef®z 3 ®® --- -\\ / LUkm\\\ \\ /\ uj z2: \/ \o L << :z if a wz ~f pzau<z >o m4 0> w0o0U-4 we ,! ze su k\PC,rerrs REQUEST FOR PROPOSAL NO: 04 SPOKANE 203 N 'Mias )ing-on Project Name: Ellensburg Rodeo Arena Completion Suite 400 Owner: Kittitas County Q9201 P 509.838.856e Contractor: Cascade Central Construction 0ISCC3TChifeCT 5.VCrr Job Number: 2025-009 Page 1 of 11 TO: Cascade Central Construction, Contractor, please furnish your proposal for performing the changes outlined below and/or detailed on the attachments referred to: • Revisions to Civil drawings per City review comments. Our original bid was to leave the center wall out where the stage /'®— has been moved to so we had enough access with trucks to back Ron ZerrIII straight in and dump. We discussed this with CCC and Jones (509)961-7825 concrete and all agreed this was the best method of getting fill material inside of the stadium in a timely and cost effective manner. Now since this has changed we must include an extra operator and loader during this fill operation to get the fill inside near the stadium. There is no longer enough width of an access anywhere that we can get a truck backed in to dump. We will have to dump outside and haul majority of this with a loader to its final location. It7 " RFP #3 - Stage Relocation - CIP Concrete Proposal Narrative Jones Excavation, LLC DBA: Jones Concrete & Excavation 55350 Walla Walla River Rd, Milton-Freewater, OR 97862 541-310-3537 I normally do not give an explanation this extensive for change orders, but we see how the cost of this RFP seems unusually high. Complexjobs on a tight job site comes with complex issues. Our goal of this narrative is to provide insight into the additional work that is before us due to this change. ITEM: POINT OF ACCESS MOVED TO MAIN ENTRY STAIRCASE Due to poor access, the SQ stadia footings on the upper -level concourse area require carpenters, ironworkers, equipment operators, & truck drivers to work together simultaneously. Telehandlers, dump trucks, & excavators wilt be working side by side, passing through the access point shown in the drawing below many, many times. The original access point provided sufficient room for this, allowing this to happen SAFELY at efficient speeds. The new access point has far less room for equipment in passing. The path of travel through the new access point is also an additional 170ft away from the staging area (340ft round trip). You will also notice that the area just outside of the original access (new stage location) has 100ft of clear width between CMU buildings, area that would have been utilized for nearby staging. The new access (south ramp area) is 34ft wide at its largest area. It is too small to stage anything. On an extremely tight job site, this space is invaluable for staging. Material for all scopes of our work wilt have to be stored in the NE parking lot, sometimes on top of other materials. The relocation of the stage has also made all stage work a part of the critical path, requiring more work done before the stadia erectors are able to begin work. The original stage was not a part of the critical path and allowed us to work on the stage far after stadia construction began. In the meantime, the footprint of the original stage would be utilized for staging. In addition to my points above, our pump truck location for the stadia footings, walls, etc, all across the jobs site was the new stage location. This was a central location and with a 47m pump, this allowed us to pour multiple items on the job site without repositioning the concrete pump. This stage move seems small but will have effects on efficiency and costs for many other work items. We hope this is enough information to warrant a single lump sum item. ITEM: Construction Joints in Footings / Walls In order to make the new access work, we have to also hold off on the northernmost footing and stem wall of the south ramp. This added a construction joint (CJ) in the footing, and a construction joint in the wall. There will also be Us in footings and walls on either side of the south staircase. This will add an additional pump truck pour as well as lost materials, lost efficiency in these areas, & lost time in the schedule. i71;1 ATTN: General Contractor Concrete Proposal - RFP #3 Date: 1/26/2026 - Project Ellensburg Rodeo Improvements Project Location__ Ellensburg, Washington Item Work Description Quantity Unit Unit Price Amount (US $) 1 Stage Relocation To include: Point of Access Moved to Main Entry Stairs 1 LS $ 12,397.00 $ 12,397.00 Concrete Pump Truck- Additional Pour at Main Entry Staircase 2 EA $ 3,572.00 $ 7,144.00 Construction Joints in Walls/Footings 6 EA $ 4,739.00 $ 28,434.00 (4) Larger SQ Footings w/ Additional Rebar 6.5 C' $ 1,223.07 $ 7,949.96 Addition of 45 Degree Bends 5 EA $ 841.00 $ 4,205.00 Additional Wall Intersections - Transition from Oft Wall to 4ft Wall 1 EA $ 983.00 $ 983.00 Additional Wall Intersections - Transition from 7ft Wall to 4ft Wall 2 EA $ 983.00 $ 1,966.00 Concrete Stairs 1 CY $ 4,144.00 $ 4,144.00 Additional Stage Square Footage 4 Cy $ 798.00 $ 3,192.00 Jones Concrete & Excavation Customer: Estimator -Carson Chester Authorized Signature: 541-861-8060 Name: Sub Total $ 70,414.9 Date of Acceptance: SALES TAX 0.00% .00 TOTAL $ ,414.96 (Jones Concrete increased price in new COP, ICCC will cover cost difference to honor pricing. $69,725.00 www.JonesConcrete.pro 1/1 Project- Ellensburg Rodeo Arena Date: 01/02/26 COP # 1 General: Cascade Central Construction Inc.
