KITTITAS COUNTY <br />DEPARTMENT OF PUBLIC WORKS <br />AGENDA STAFF REPORT <br />AGENDA DATE: February 18, 2025 <br />ACTION REQUESTED: Request to Approve & Sign an Amendment to Lease with <br />Tyler Glahn for Lot H-34 within the Aeronautical Area of <br />Bowers Field. <br />BACKGROUND: In September of 2017, Tyler Glahn entered into a Lease for <br />County land located at Bowers Field within the Aeronautical <br />Area identified as Lot H-34 and Lot H-35. These lots were <br />developed with private airplane hangars by Mr. Glahn for <br />personal use. <br />Recently, Mr. Glahn has sold the private airplane hangar <br />located on Lot H-35 to Cheyenne Air and the current Lease <br />requires to be amended to reflect this sale by updating the <br />Property and Exhibit "A" Description of Property of the lease <br />to show that he is now only leasing Lot H-34 for the <br />remaining term of said lease. <br />A Public Hearing has been scheduled to consider a Lease with <br />Cheyenne Air, LLC for Lot H-35 where the purchased private <br />airplane hangar is located. <br />Additionally, Mr. Glahn's lease was due for the 5 year <br />"Adjustment of Rental" as per Paragraph #3 of the Lease per <br />RCW 36.34.180 in September of 2020. <br />According to Paragraph #3 of the lease "Adjustment of <br />Rental" the County has the right to increase rental rates in <br />accordance with the CPI Index "All Cities -All Items Size <br />Class D Under 50,000". In 2018, this CPI Rate was <br />discontinued by the U.S. Bureau of Labor Statistics and upon <br />discussion with the Prosecuting Attorney's Office a standard <br />rate of eight percent (8%) was approved for rental rate <br />adjustments going forward for the Aeronautical Area. <br />The current lease amount is $0.12 per square foot for said lot, <br />increasing to $0.13 per square foot. <br />All other terms of said lease are effect and are not altered by <br />this Amendment. <br />INTERACTION: Public Works <br />
