<br />L GENERAL INFORMATION
<br />Description and History: Ranch on Swauk Creek LLC, obtained preliminary approval for the Ranch on Swauk
<br />Creek Planned Unit Development (Z-06-27) with associated Preliminary Plat (P-06-27) through Ordinance 2006-
<br />59 on December 5, 2006. The proposal included a PUD rezone, 243 residential lot preliminary plat, equestrian
<br />center, RV Park, campground facilities and event center on multiple parcels of land totaling 487.43 acres.
<br />Pursuant to the conditions of preliminary approval, Ranch on Swauk Creek has submitted a draft Development
<br />Agreement (DA). The draft DA includes provisions for a 30 year vesting period upon approval of the
<br />Development Agreement.
<br />Location: The preliminarily approved Ranch on Swauk Creek project is located in an unincorporated area of
<br />Kittitas County and is accessed off of Highway 97 The subject property is approximately a total of 487.43 acres and
<br />is located west of US HWY 97, and south of Ranch and Burke Roads of sections 27, 28, 33, 34 all within T 20N., R
<br />17E., W.M. in Kittitas County. Parcel numbers 20-17-28000-0007, -0006, -0001, -0004, -0003, -0002, -0005, 20-17-
<br />33000-0001, -0008, -0023, -0025, -0019, -0024, -0026, 20-17-28030-0010, -0011, 20-17-27030-0005, -0007, -0002, -
<br />0009, -0006, -0003, and 20-17-34000-0002, -0006.
<br />II. SITE INFORMATION
<br />Total Property Size: 487.43 acres
<br />Number of Lots: 243 lots have been approved through preliminary plat; no new lots are being
<br />proposed through the Development Agreement
<br />Domestic Water: Group `B Water System to be converted to Group "A" System
<br />Sewage Disposal: Community Septic System for initial phases, Class A Reclaimed Water Facility
<br />Power/Electricity: Puget Sound Energy
<br />Fire Protection: Kittitas County Fire District #7
<br />Irrigation District: N/A
<br />Site Characteristics:
<br />North: Steep slopes and forest cover.
<br />South: Gentle inclines, forest cover, Bonneville Power Easement.
<br />East: Steep slopes, forest cover
<br />West: Area of proposed subdivision, and current quarry operation.
<br />Access: The site is accessed off of Hwy 97 to Burke Road and Ranch Road.
